"Josh Gibran" called me today

edit: to elaborate more, a gentleman introduced by the name Josh Gibran (one of the contacts on the website) has reached our company trying to set up a lucrative deal for land purchase, which will incorporate his private commission for the land. (We have a land for sale in advertisements on multiple places). He had a lengthy monologue trying to set up a meeting in Rome with his partners, who can't travel because of close relative's car accident.. and so on. A lot of details and complicated hardly comprehensible figures were given to us. Seemed legit from the beginning, as the time progressed we realized it's 99% scam. Now I believe 100%.

What made you feel its a scam and not real deal, if you give more details it will be helpful, if you can share light on what the deal was how the transaction would take place, such can be avoided in future.. Thanks
