The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I spoke with my lawyer on phone just now concerning your stay in my flat and we both agreed to have you in my flat as long as you'll take good care of my flat as how it is. However, it is unfortunate that my past bitter experience of inviting people to come and view or reserve my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where i live and work..

Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in Brighton, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by their employers.

Henceforth, my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement. At least 1 month rent and security deposit which is ? 450 which is refundable after your 2 weeks stay in my flat, would be required from you to transfer through Western union money transfer agent to your trusted friend or relative in Uk premises.

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt as i will send it to my lawyer to verify if it's truly genuine and available in your friend's custody, after verification, then we can proceed for the viewing and you can as well tell your friend or partner to pick up the money and also, i will refund back to you the cost of transfer when we meet.

After the confirmation of the transfer valid, i will send you an email so that you can inform the receiver to go and pick up the money and thereafter, you'll schedule a convenient time for the viewing and also, i will return the cost of the transfer without any deduction.

I've been posting lately about the email I am getting (right now!) from Lorna , Joy and all these bunch of fake landlords trying me to confirm my financial status through western union transfers. To be honest I don't understand where the profit is for them. Anyway here is the whole thread . Also check this link about someone who actually went much farther with all of this.

About dennouncing it might be worse actually . The guys by now are stupid enough not to change their nicknames , so luckily we can trace them!

Your concerns based on bad previous experience is perfectly understandable. So if I am got it correctly, you want to prove my financial ability by sending some friend here in UK £450 via Western Union and then send you and your lawyer the receipts. Is that right?

I am actually concerned about sorting this relatively soon and easy. I wouldn't like to engage in the money transfer test, and then decide I am not taking your flat so it's essential for me to know a few things :

1. The exact address where your flat is. From the map your flat looks next to new market road so I am guessing it could be noisy? What about the neighborhood and the rest of the department where the flat is?

2. My current tenancy would expire middle Sept, so I am really interested to start the tenancy with you from the closest time to that date. Beginning of September would be ok though.

As you said, we prefer not to confront the scammers or tell them they are listed, as it increases the odds they will change the names/addresses they are using. If they continue to scam using the same details, more victims will likely be saved.

Just wanted to thank you all for taking the time to post your scamming experiences online. It really does save people a lot of money! I saw an ad for a wonderful flat in York from a Joy Greg and emailed her about it. I am of the opinion that if it's too good to be true then it usually is and thank god I did a background check. Just a quick question for those with more experience of this type of situation than me! - as I don't want to bring attention to the fact that I know she is a scammer what do you think is the best way to duck out of the deal. She is still emailing me saying she is sorting out a tenancy agreement. Thanks :D

What not to say is that you know that 'she' (or any scammer for that matter) is a scammer and you have found their e-mail address at a Scam Warning website.

All that will happen is that they will simply move to another e-mail address, making it difficult for other people to find the Scammer's details if they are searching for them.

Once again, thankyou for posting this on your site... i did a "google" search on 'joy greg scam" and this came straight up!!!

Unfortunately, I did this only after I sent an email to "joy" stating that I would NOT be transfering money through Western Union Bank due to its scams and untrustworthy clients. So, I didn't confront them, I just made it fairly clear that I was weary of sending any kind of money. I also, MAY have said that our family friend in Bristol was a lawyer also, and that he advised not to go ahead with any money transactions before the viewing.

I hope this doesn't scare them off too much to change their names!! :(
I honestly thought (at the time, through my previous knowledge of the whole Western Union scams) that I was doing the right thing!!!

Here is a copy of the emails my partner Luke had with "joy"

FIRST EMAIL:
Thanks for the interest you have in my flat. My flat is still available for rent and you can rent my flat as long as you pay your rent at when due. Here are the necessary things you need to know about the rent and deposit.

However, you will need to make a reservation deposit but before that, my lawyer will need some information from you to draft a contract which you will print and bring along with you on your arrival date to my flat.

No worries--what you said is fine--what we don't want you to do is tell the scammers they are listed on an anti-scam site, as that will likely cause them to change their names.

Refusing to pay via WU or even telling them that your lawyer advised you not to won't cause them to change their scam, as WU is necessary to it. Instead they keep the same name and look for more likely victims.

Hi i have also looked at a flat by this person actually 2 flats in the luton area. 1 is the email you have the other is using [email protected]. the emails are pretty much spot on, i thought this a bit weried and new wu was used by scamers alot so i googled this **** and got this. why dont the police or some do something gumtree isn't fot scammers. If i meet this **** i would stamp all over him.

:lol: I changed some emails with this f...... yesterday. First strange thing was the advertisement disappeared in some hours from gumtree and it all was too nice to be true.
"Immaculate and Lovely One Bedroom Flat Bills Inclusive Queen Street, Glasgow? " for 85 pw.....
I have got exactly the same emails like the others. It was stinking at first sight...
Police really should do something with these people! There must have been many naiv people who
believed them otherwise they would have stopped it.
Now i am thinking on my answer, i dont want them to think i know about their lie.... but i want some revenge for my wasted time and emails :twisted: . They sent a phone nr. +447031824567 maybe fake, anyone tried to call them?
