Can anyone expllain it to me please ?

And also when the payment is made diretcly to his bank account, is it 100% sure ?

From what you posted I suggest that you find a new apartment. With the IP's all over the place it is a red flag.

The biggest red flag in the Nigeria. Nigerian scammers do a lot of rental scams.

If you can not see the inside of an Apartment do not rent it.

No. Banks have no way of knowing what you intended. They just do a cash transfer as a service to you, same as Western Union, MoneyGram.

To rent some place without going in person, you would need to contact a real estate agent. The agent should get paid a percent of the lease agreement by the owner. The agent will verify that the owner is real and the rental offer is real.

On the IP numbers? Maybe you are tracing the location of the mail server? I don't know where my mail server is and don't need to know. Could be anywhere. A server is just a computer running a program that stores files and responds to file requests. Any person located anywhere can send mail or other files from any other place.

I'd like to ask what do you mean by "report him"? Chances are good you do not want to report him. It only takes a few minutes to create a new email address, then your post with this scammers email address is useless to any potential victims.

We can't give out advice for how to find a place to stay. We are an anti-fraud site here. I can tell you to double check everything from the landlord's business license, to social pages, consumer postings, and at least here in the USA, never ever give money out until you are ready to exchange that money for a lease and a key to the place that you have seen in person ( or an agent you trust if you can't be there in person). Others here may know German rental laws.
