Room for Rent and other rental scams

I have been scammed by the same person, "Dr David Wilson". This is about an apartment in Stockholm, Sweden and i found this page too late and have already paid him 7000 SEK through his fake company trulia.
I have reported it to the police in hope that they will find him as soon as possible.
This time he used this mail address: [email protected]

He even send me a scanned picture of his driver licence in the contract "Trulia" send me.
Hope that you all will help me found him.

Welcome to ScamWarners. I am sorry to hear you were scammed in this way. Sadly catching scammers is very difficult to do. They hide behind email addresses they throw away in an instant. They often have dozens of email accounts. They collect the money using a money transfer service which really keeps no records of who sends or picks up the money.

Unfortunately, your money is probably gone. Even if the police did find him and could extradite him, he would have no money to be returned to you. Scammers are wasteful of the funds they take from victims. Do work with the police if they follow up on the case.

we were contacting him 3-4 times.This is the last one:

I have deposited the apartment keys to Trulia office. This is the tracking number of our transaction: FZ89SP8NHV61

Please reply me to know if you have been contacted by Trulia.

I call you before you visit the flat to give you some details about location.
I've put into the envelope the flat keys and 2 copy's of the contract.
About the contract, I've let blank the rent period field for you can fill it. Also if you agree to rent the apartment you have to sign the contract and send to me one copy through email or Fax, but I think is more easy to send it through email.
I have an British bank account, so the rest of rent payments you can send it there.
Also I trust you to be a honest person. I know that is not a good quality of mine to trust an unknown person, but I've got my safety measures with Trulia and I'm sure that you will complete this deal and rent my apt.


They told me that maybe you will get the confirmations from they in your Spam email folder. Please check it.

also I'm sure that the site and Trulia are NOT real (I mean his fake trulia http://trulia-realest.com) the website looks fake in general.In the LIVECHAT all the "operators" are using same photo.

The same Dr David Samuel Wilson was renting a beautiful apartment in the centre of Helsinki for 600 euros a month. He used the same Trulia company info in his emails.

Welcome to ScamWarners. It is great you didn't fall for this scam. Please note that Trulia is a legitimate company in the United States. It is a service which lists property for sale for Real Estate agents. It does not handle transactions though. Scammers use the name to try to appear legitimate.

This guy has shown up this week in Ireland.
He was using the name Rudolf Louis Gijsemans, and was advertising a property
"The Argyle" penthouse, Custom House Harbour, Baldoyle, Dublin 13.
This address is fictious, though it is composed of partly correct information.
There is for example an (legit) Argyle Apartment @ Custom House Harbour, IFSC, Dublin 1.
He sent me the identical letter, offering a fabulous deal for 850 + 850 euros, but thanks to all your earlier posts I managed to avoid handing over any cash. Expecting a contract!! tomorrow.
Will keep you posted.

Hi everybody,

Thank you for your help I was about to be fooled by a very appealing offer!
I did a lot of research and I started to get suspicious when I find out that the agency taking care of the transaction was "http://trulia-real-estate.com/indexff5d.html?id=0" using the same logo and name as the internationally known "trulia.com" but having no link with that. Then I tried to look for this presumed " Philip Whalley, reasearcher in pharmacology" with no results. I tried as well to ask him for a phone number but he just didn't answer. The confirmation of my thesis was finally here.

Here's what he wrote to me:

Hi,

My name is Philip Whalley and I received an email of interest in my apartment located in ...s, with 2 bedrooms, 1 bathroom, 1 kitchen and 1 living room. I purchased this nice apartment during a business trip to Belgium with the intention of renovating it to a luxury state, then reselling it, but due to the market blockage and the international crisis, it is impossible for me to sell it right now, so I've decided to rent it. I am the only owner of the apartment, it is paid in full and it has no legal problems.
I wish to rent my apartment to some nice and responsible people and in order to do that I have to know a some details about you, like how many persons are you planning to live in the apartment, for how long, if you have a steady income, etc. You should also know that I appreciate sincerity very much.
In addition to everything else here is a little something about the apartment and myself so we can get to know each other.
The apartment is the one in the pictures from the advertisment. I have the option of sending all my furniture into storage if you want to bring your own (no extra costs)
The rent for 1 month is 500 euro for the entire apartment including: furniture, Internet, cable tv, etc. You can rent the flat for any period of time (open end contract) but not less than 5 months.
About myself, I am 37 years and I am a researcher in pharmaceutical products, currently living in London, my home town .
You can move in the apartment in the same day when you receive the keys. The only issue is that I am already in United Kingdom but I hope that together we are going to find a solution.

I appreciate your interest in my property and I am looking forward to a future collaboration and friendship.

Now he still doesn't know that I discovered the fraud, can I do something to track him down or sue him?

The website http://www.trulia-real-estate.com is in the process of being reported for fraud.

It is ALWAYS a scam
If the pet seller or shipper asks for money to be sent via Western Union, Money Gram, any brand of gift card. Walmart To Walmart , Zelle , PayPal friends and family option, or mentions Cameroon

I have been speaking to a Diana Lunter who seemed very keen to put the transaction through speedily for a house. She said she was a Neuro doctor in Manchester, who had brought a house for her son in London whilst he was studying. The house was very cheap and in a nice area. Definitely seemed too good to be true. I found the house on Gumtree. I was aprehensive as to how she was going to show me the flat when she was up north. This is when Trulia came in. She said I would have to give her my address, name and contact number and she would organise Trulia to send me the keys and contract. She mentioned 'wiring' money into her account monthly for rent. This is when i got worried. I googled her and googled Trulia. neither came up on any searches. When i recieved the contract from TRULIA IMB spamwarners came up. Justin Busby had signed the contract. They were also asking for the deposit and rent in Euros. They even gave a tracking number for the keys. Luckily I handed over no money, and send the link to this website to 'Diana Kunter' saying I was no longer intereste in the property. Obviously I got no reply, and the ad misteriously disapeared from Gumtree. I really hope no one else gets lulled in by these dishonest people.
