Thanks for the interest you have in my flat. My flat is still available for rent and you can rent my flat as long as you pay your rent at when due. Here are the necessary things you need to know about the rent and deposit.

Rent : £ 75pw
Security Deposit: £ 500(Returnable at the end of a month stay in my flat)
Utility bills inclusive ( water, gas, council tax, TV license and wireless Internet) Utility Cost : £ 0.00 pcm

However, my flat is fully furnished in and out with all necessary house use. At this stage that you want to rent my flat, i need to know some few question about you. Can you take care of my flat as it is? How many months do you intend to rent and pay for? Do you have references in Coventry?reply for further information and i would like to know where you are coming from to stay in my flat.

Regards
Mr/Mrs Roy

Hello Mr/Mrs Roy

I am currently living in Coventry and working fulltime in birmingham. I am a 24 year old lady. I am a very organised, clean and tidy person. I am looking for a property that will be permanent for the foreseeable future. I seen your ad and it seems like the property that is right for me.

In terms of a reference, I have always lived at home, but I could get references from a team leader from work.

I can promise, your property would be taken care of, to the best of my ability, I am quite a proud person and have always taken care of my own and others possessions.

Thank you so much for replying so quickly, I hope this information is what you require, if you need any further questions answering, please do not hesitate to contact me.

Thanks for the reply and the sincere interest you have in my flat. I spoke with my lawyer on phone just now concerning your stay in my flat and we both agreed to have you in my flat as long as you'll take good care of my flat as how it is. However, it is unfortunate that my past bitter experience of inviting people to come and view or reserve my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where i work with M. Gould (Scunthorpe) Ltd.

Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in Coventry, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by their employers.

Henceforth, my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement. At least 1 month rent and security deposit which is £ 500which is refundable at the end of a month stay in my flat, would be required from you to transfer through Western union money transfer . You can make the transfer with your name as a sender name and your partner or friend in UK premises as a receiver.

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt as i will send it to my lawyer to verify if it's truly genuine and available in your friend's custody, after verification, then we can proceed for the viewing and you can as well tell your friend or partner to pick up the money and also, i will refund back to you the cost of transfer when we meet.

I look forward to reading from you soon.+447024035893

Hi,

This is a difficult situation for me, as, like yourself, I have been messed around an awful lot and I have had bad experiences with making deposits and losing them. I fully understand your concern and even though it seems legitimate, with the current downfall and fraud that is happening in the world at the moment and as I work for a bank, it worries me that paying for something, before viewing it does not seem right The property looks absolutely beautiful and I would be crazy not to jump at this opportunity. I am paid the last working day before the 20th of every month, which will mean, I have the deposit by this Friday. I truly do understand your concern and I am sincerely sorry for your past let downs. I am a genuine individual and I do not believe in messing people around, mainly because I have been messed around myself in the past.

I guess what I am trying to say is, I would much rather view what I would be paying for and potentially living in. I can not stress enough about how much of a sincere person I am and I hope you can and will take this into consideration. I understand you are a fair distance away, I work weekdays 9-5pm and work some saturdays so I am extremely busy as I imagine you are also.

I am really not wasting your time and I hope you can understand this. It would only be myself in the property and I am looking to move in ASAP as I will have the deposit this coming Friday.

Sorry for any inconvenience and thank you for taking the time to read my emails.

Many Thanks.

Thanks for getting back to me. I wouldn't want you to get me wrong, the idea of making a confirmation of your financial ability is not only my idea, my lawyer and i decided to use that process and i can't violate my lawyer procedure.I am a God fearing woman and i am not after your money. I have my own work and i earn enough money for my family and also to help the less privileged.

However, i didn't want to collect any money from you as long as you have not sign a contract neither have i taken you round my flat. All what i request of you is to transfer the deposit to someone close to you through Western union money transfer , once you've done that, you get back to me with a scan copy of the transfer receipt so that i can forward it to my lawyer to confirm if the transfer is valid.

After the confirmation might have been made by my lawyer, i will ask you to tell you friend to pick up the money and schedule a convenient day for the viewing. If eventually you don't want to proceed with the rent, i promise to return the cost of the transfer without any deduction.

I look forward to reading from you soon.

Mr/Mrs Roy

I recieved an email from 'Mrs Sanchez' after enquiring about a flat in Nottingham, England.
Phoned the telephone number and it was defintely a Nigerian accent that answered. As soon as i mentioned reporting this email to the police he hung up. Total Scammers - seems they send the same email out to everyone...

Thanks for your reply and the sincere interest you have in my flat. I am willing to have you in my flat as long as you pay your rent at when due but it is unfortunate that my past bitter experience of inviting people to come and view or reserve my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled and this has brought about great loss to me. Some potential tenants do not have the money to pay their rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in city, also some do not meet up with the appointments which has led to the dismissal of some landlords in their place of work by their employers and can’t afford to find myself in a similar position.

Henceforth, my lawyer and I have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement and i wouldn't want to collect any money from you before the viewing, but you will be required to transfer minimum of 1 month rent together with a security deposit of £ 400 which is refundable after your 1st month stay in my flat through the Western union money transfer. You can make the transfer with your name as a sender name and your partner or friend in UK as the receiver.

Once you have done this, scan the receipt to me so that i can forward it to my lawyer to verify if it's truly genuine and available in your friend's custody, after verification, then we can proceed for the viewing. Note that my lawyer must confirm the transfer valid before the receiver picks up the money. Nevertheless, I will refund the transfer charges by western union to you.

I look forward to reading from you soon.

:yikes: Looks like this Nigerian loser is still on the scene over a year later! Maybe (s)he got bored of calling himself/herself Laura Collin, Jayne Parker (or whatever the random names used are) and is back on the Sanchez trend! I am soooo glad I googled the company name and came across this forum! Same old standard tell-tale signs really, mindbogglingly cheap deal, blatant foreigner, mentioning transferring money (even though not to themselves) before apartment viewing. Do people actually fall for this?

Anyway I just wanted to share my experience on the forum really as this forum saved me from losing £400 so maybe my post will someday help someone else.

Welcome to ScamWarners f1angelina. I am glad that you recognized that you were dealing with a scammer. We don't support continuing to communicate with scammers, especially if they have any of your personal information.

I understand what you are attempting to do below:

We do not encourage pointing scammers to our site. This educates them and they become more proficient at their criminal activities.

Sadly, they have no shame and this will not deter them from their scamming. They often will change their scamming name and email address which makes it harder for us to track them and warn potential victims or help victims to stop sending them money.

By messing with them, you are doing something called scam baiting. We do not support that here. To learn more about scam baiting you can check out our sister site.

Please do not tip of scammers to our efforts to hinder and even stop their activities. It educates them and we don't like to have that happen.

f1angelina, it is highly unlikely that you will hear back from the scammer. He knows that you will not send him any money (which is a good thing), and his "job" is to get people to send him money. They do not do this for recreation or relationships, they do it to steal money from unsuspecting people. This is seriously what they do with their time.

It is sad that they are successful and we are trying to make their "success rate" plummet. Feel free to post other scams up with email addresses and names of scammers. Please don't educate them though.

Cheers

Bubbles, former Scamwarners moderator.

Hi all, just registered to add to this thread.

Nearly got caught by this self-same scammer just now, except in Leeds, UK and going under the name "Melissa Brown" or Mr/Mrs Brown

The emails I have are almost word perfect to the ones above, so I won't cut and paste them out again. I found this board, when I was following up "M. Gould (Scunthorpe) ltd." to see if that was the mysterious lawyer who had been mentioned. and went "Oh!... Thought it seemed dodgy"

I'm not sure if the basic info harvested from me will be recycled for future use to perpetuate the next scam, so if somebody called Thom or Thomas Gobbitt starts trying to rent you a room/flat/house/mansion or whatever in the near future don't trust it. I barely have a room of my own, let alone a spare one to rent out!!!

All best to all, and good luck with finding a real place and not getting conned :D

F*ucking bast*rds, Who in there right mind would do such thing and hand money over before a contract, keys and a view of the property.. 'Mary Sanchez' tried this with me too. But i clocked on as soon as i saw Western Union. Thing that bothers me is that there is nothing that can be done to these criminals. Thanks to michelle for warning me though.. Had it of been someone else, They might had fallen for it.

I have just recieved these emails also.

Thanks for the sincere interest you have in my flat and yes you can arrange for a viewing as soon as possible.my flat is not a shared flat,it is for you alone and my flat is located at 111, Gallowgate, Aberdeen , AB25 1BU }. i appreciate your sincerity and concern you have over the renting of my flat, because i have so many candidate online that are interested in my flat, but they are not trust worthy of their financial ability. So i have to work with care in having a good tenant,i liked the way you expressed your feelings over my flat and i appreciate.I fully understand your situation and i would love to make you my tenant.Housing benefit are not accepted and will only be accepted if you stand as a middle man.I have experienced so many things in the hands of them,so i would not want to go through such again and don,t meet up to date as they promise.
It is unfortunate that our past bitter experience of inviting people to come and view our flat or make a reservation without any form of confirmation of their financial ability and not keeping up to time as at when scheduled,it has brought about great loss to us. I have traveled all the way from Ireland to take some interested candidates around our flat because that's where i work with M. Gould (Scunthorpe) Ltd. Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are here in Aberdeen, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by their employees.
However, i wouldn't want to collect any money from you as long as you have not sign a contract neither have i take you round my flat.we would not ask you to send your bank statement. At least 1 Month rent and security deposit which is 350GBP(all bills included) or a deposit of 650GBP which is refundable after your first week stay in my flat, would be required from you to transfer through Western Union post office and the only way i can help you is for you to make a deposit of one month because of your previous condition. You can make the transfer with your close relation's or friend's name as a sender and your name as a receiver to your destined address in UK.
Once you have done this, you can scan the receipt to us, and if you do not have scanner, you may write out the details on the receipt as we will send it to our lawyer to verify on the online website, after verification, then we proceed for reservation/viewing and our flat is okay for you when you arrive, then you will go and pickup the money back and pay for the rent and also, i will refund back to you the cost of transfer and don,t forget all this are to confirm your financial ability and finalizing of the viewing will be done immediately.
Kindly let me know your opinion as soonest as you get this message. At this stage that you are interested in my flat.

Hope to hear from you soonest and my greetings to your family.

Best Regards
Mr/Mrs Richard
