Room for Rent and other rental scams
by ozzie1961 Wed May 20, 2015 3:24 pm
I am seriously ill , and have been for more than 4 years now.
I am needing to find a new home for myself and my carer after we were set up by our Housing Association and recently ordered by the court to leave the property .
We have 5 weeks until we are evicted - 1 week has gone already and my search began with placing a few different adverts online.
I have received 2 proposals and I am now going to share the emails I have been receiving yesterday and today from a TRACY MARSHELL who claims she lives in Coventry.
We live in London.
I am becoming so unwell with the stress that I am now scared I will not be well enough to find a new home in time.
It is no point looking into what went wrong with the court trial that became a David vs Goliath scene, we held no chance after what was said n done by the Landlord in order to have us removed from this place.

Here is the emails.

Thanks for your reply and the detailed information about yourselves.
However, i am renting the property out because i have just moved
outside London to start a new job, i am not after the rent but someone
that could take good care of all the facilities present. I currently
work and live in Coventry and i would need to take a day off in order
to come down to London and schedule for the viewing with you.

Nevertheless, you would need to make an advance deposit to secure the
flat but before that, my lawyer would need some information from you
to draft an Assured Shorthold Tenancy Agreement which you will print
and bring along with when you're coming for the viewing.

Details needed are:

Your full name:
Current address:
Confirmed move in date:
Confirmed move out date:
Mobile number:

Please get back to me with these information so that i can tell you
how to proceed and please, let me know if you have other options
because i wouldn't want to schedule a viewing with you and get
disappointed at the end of the day.

Regards
Tracy

Email 2

Hello xxxx,

Thanks for your reply and information provided. I have forwarded
your personal details to my lawyer in order to draft the Assured
Shorthold Tenancy Agreement. I will get back to you as soon as i have
received the contract, perhaps before the end of today.

Have a great day!

Regards
Tracy

email 3

Hello xxxx,

I have receive the contract from my lawyer. Please find the enclosed
document files with this email. Please read through the Assured
Shorthold Tenancy Agreement and get back to me if you are okay with
the obligations. I received an email from my lawyer, she has 2 other
interested candidates that just provided their details for the tenancy
agreement and also willing to make an advance security deposit plus
one month rent to secure the flat but i declined because i wouldn't
want to disappoint you. However, i would need to take a day off in
order to come down to London and schedule for the viewing. Yet some
prospective tenants do not have the money to pay the rent and they
disturb the landlord to arrange a viewing, so i wouldn't like such to
happen again.

Nevertheless, i will appreciate if you would be able to get the
security deposit of £500 plus one month rent of £700 transferred now
via online banking or locate the bank. Upon verification of payment,
we proceed immediately with the viewing on 25th of May as i will
schedule my journey toward that date .

Please let me know if you are willing to proceed with the payment so
that i can provide to you the bank account details.

I look forward to hearing from you.

Tracy

It appears there are others that have had the same kind of dealings that brought me to this website.
here is one dated back from 2012.

From: Tracy Marshell <[email protected]>
Date: 8 November 2012 13:35
Subject: Re: Property
To: Michelle Banks
It is now May 2015 and this person is still OUT THERE and able to get away with this ??????????
Where are the Police and how can this be?

PLEASE LET ME KNOW WHAT CAN BE DONE.

This person has also sent me over an ATTACHMENT which is a contract for tenancy .
I have not displayed it in here as I am not sure how to do this.
But this is obvious deception and Fruad .

Please respond and tell me what can now be done.
I am relapsing into feeling very unwell before I even start.

I am often in Hospital these days and this may be what is required in a day or two.
Its very upsetting and shocking.
Thanks Ozzie

Hi Ozzy, welcome. If you did get scammed, I'm sorry to hear about it.

Its not clear if you lost money to this scammer or not, Ozzie. If you did contact ActionFraud @
http://www.actionfraud.police.uk/

I've highlighted above the advanced fee fraud portion of this particular scam. Its too dam bad if the landlord doesn't want to take a day off to rent his unit out to someone. That is his business, and he is compensated for that with the rent he charges. Also there is no absolute reason he MUST do it, he can appoint an agent of his choice to complete the task at hand. Its his problem if he can't trust anyone to be his agent that can unlock a unit and show it to you, possibly sign a lease while you are there.

If you pay an advanced fee before signing a lease and seeing the unit ( BOTH, not one or the other), then you are 99% of the time sure to be scammed.

The writer of those emails was not a Briton, as you can likely tell, but from Western Africa.

If you did lose money, please tell us how you sent the money, to whom and where it went, and if it was a bank transfer please give the SWIFT and account #'s for the bank. an IBAN # would also be helpful if you have it.

Theres evidence in the google indexes that this scam was running in Australia also .

Mods , we need to edit out the victim details in the original post .

The scammer is in Africa, as is obvious from her (or more likely his) writing. The police in England has no jurisdiction in West Africa, and the police in some African countries is ineffective, which is one reason scams flourish there.
