Its 120gbp per week which 480gbp per month including council tax and all utilities,inclusive all bills and there is going to be 480gbp refundable security deposit for reservation of my apartment.

NB:please i don't want time waster,cos a lot of people have wasted my time in the past...

So,i would like to tell you that i have lots of offer at hand but you are really show interest in my apartment and i may have to make my decision soon...

I also like to let you know that you are doing the best thing by looking for accommodation before coming down to.....

Because alot of people come everyday and they end up having nowhere to stay because they fail to seek for themselves accommodation before coming down.

So i will advice you to book down the flat in form of reservation..

To go about this..You will have to get back to me with the following details..

2 Current address
3 phone number
4 Move in date
5 Move out date

I need this information's forward to my Lawyer to prepare the tenancy contract Agreement form,so i can send it to you,for you to go through the terms and conditions regards living in my apartment.

Regard the rent, a month rent and security deposit 'll be pay in advance before your arrival date,so that i 'll be positive and sure about your rent but before that, I'll need to prepare the lease agreement contract for you to go through it in order to know the terms and rules regard in living in my apartment.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thank you for the warning! I got an email from this person today and thought "this is too good to be true" and it was. Straight away, they start talking about "registration fee", security deposits and providing personal details for their lawyer. (Also, a flat with 3 radiators in Queensland Australia... suspicious anyone?)

The email alias they used when contacting me was: [email protected] and the name was Maria Cecilia. I hope no one is caught out!

The same person tried this on a friend and followed these emails by saying they are unavailable for inspection due to business conference overseas and then asked for a transfer of "security deposit" and four weeks rent via Western Union (another person also mentioned this in a post on http://acapella.harmony-central.com/archive/index.php/t-2659849.html).

I understand your point that you need to see my flat before you proceed to make any payment or show any commitment.

As for the viewing, It's quite unfortunate that we can't meet this week cos presently i am in Leeds for a conference Which will last for one weeks.

I have told you before that i had lots of people contact me about the apartment and end up not turning up and this really gives me a problem because it makes me keep other people asking for the apartment waiting and some of them end up loosing interest for late response.But since you are insisting on seeing the flat first...that means you have to show me that you are realy serious and also that you are ready financially..and capable enough to rent my flat..and you are not a time waster as well,soi will advice you to comply with my suggestion.......

It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled,has brought about great loss to me.I have traveled all the way to take some interested tenant round my flat because I work in the city as a professional Marketing and Public Relations and Imagine a lady contact me last week and while i was in Liverpool and she informed me to show up then i left my duties at work and kept them on hold hoping that she will rent my place and pay me upfront.Although she likes the flat but she got me upset,cos she was pleading that i should allow her to stay in the flat till the end of the month before she can pay me.I hope you see where i was coming from??????

I have a better suggestion for the safety and interest of the both of us since you are assuring me that you are a serious person and I have to be absolutely sure about your rent.Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for the viewing.I will not ask you to send your bank statement as it may be used as illegal,i will like to use this opportunity to inform you that i don't accept bank statement nor bank account..because people have wasted my time in the past and a lot have tricked me with fake bank statement,bank account,paypal account...so it hard for me to trust people that is why i instuiting to see your proof that you are capable enough to rent my flat...

My suggestion,move down to western union and make a payment of one month rent and security deposit to either your friend,partner's,boyfriend,parent,relative in UK as a receiver's,and you will be the sender..........after the payment is done,scan the western union receipt to me so that i can send it to my lawyer in other to make the confirmation if you are truly proceed with payment.As soon as my lawyer have make the confirmation,i will arrange viewing and we will proceed further.After confirmation has been made,your friend or partner as a receiver will go and pick up the money.on the viewing day,i will return the western union charges back to you.You can make the payment via western union outlet either in any post office,super market,bank or money shop around you,Once
you have done the payment,scan the receipt to me so that i could send it to my lawyer for the confirmation and if you do not have scanner, you may write out the details on the receipt as i send it to my lawyer to verify.

NB:my Lawyer and i did not have any access on the payment you made..but my lawyer could only verify the payment you make via western union to your friend,partner's,boyfriend,parent,relative in UK as a receiver's...
