I got your mail and thanks for your interest in my spare room and there is no problem in reserving my spare room for you till your your arrival date.

The apartments is situated at 73 Franklin Street, Melbourne, VIC 3000, AU is near to laneway cafes, funky bars and great shopping spots just around the corner and is also just 5mins walk to Queen Victoria Market (Australia's largest market), selling everything from fresh food, clothing, crafts.......

The apartments is Luxuriously furnished, this apartment comprises of a generous living room and dining room with balcony overlooked by a stunning granite kitchen, concealed laundry and large master bedroom with built-in robes and full marble bathroom with spa and there is plasma tv, internet access,bathroom, fully fitted kitchen,tasteful bespoke lighting and parking space.

Rent is very reasonable at only 700AUD month Including Utility bills and 800AUD refundable security deposit for the apartment. Let me know if you are interested Asap so that i can book your reservation.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thanks for the detailed e-mail. I did appreciate your keen interest in my apartment.

My flatmate has just travel back to her country(Spain) last mouth that is why i'm looking for reliable flatmate.

Yes the rent is £ 95pw and it inclusive all utility bill.I'll prefer the rent should be paying monthly.

The only fee you need to pay in advance is refundable security deposit(£ 500.00)..

I'm the only one staying in the flat now.

So a bit about myself – young professional girl,28 year old. I work in the city as a professional Marketing and Public Relations and have a fairly active social life; that said I also enjoy staying in and chilling out in front of the T.V. watching a game of rugby (I like watching most sports although I tend to shy away from football) or a film… anything really.

I like cooking (in fact I’m a mean cook and it would probably be a huge injustice if I didn’t make dinner for you on occasion), I enjoy having my friends round (at respectful hours) and while I’m keen to make new friends I don’t need to live in anyone’s pocket - I enjoy my ‘alone time just as much as anyone else..

Thanks your keen interest in my flat, Coming to this stage that you want your friend to viewing my flat.

I Need to know some few questions about you.. Can i have a look at of your identity? Do you have references in London?

It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled,has brought about great loss to me. I have traveled all the way from Ireland to London to take some interested candidates round my flat because i work with clerwood construction limited and Imagine a lady contact me last week and while i was in Ireland and asked me to show up then i left my duty at work and kept them on hold hoping that she will rent my place and pay me upfront.Although she likes the flat but she got me upset when she was pleading i should allow her stay in the flat till the end of the month before she can pay me.

Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement as it may be used illegally and you're not feeling comfortable of transfer the deposit and rent to me , but if you are able to transfer money to your friend or partner's custody in London, which my lawyer would make confirmation if truly you have transfer the money to your friend,partner's custody,then i and your friend can arrange viewing and we can proceed.

After confirmation has been made by my lawyer that you're capable of paying the rent, I'll tell you to inform your friend or partner to pick up the money. I will be responsible for the cost of transfer, as soon as you arrive to my flat for view.

At least a month rent and security deposit, would be required from you to transfer to your friend's custody, that shows how reliable your finance is to rent a flat. You can make the transfer to your close friend in Uk, through Western union agent in any post office or money shop around you, that is if you will be willing to do this. Once you have done this, you can scan copy of the receipt to me for my lawyer to verify, after verification, then you can pick up your money back as we proceed to view and also refund back to you the cost of transfer.

And i will also appreciate a clean and tidy fellow in my flat as it has just undergone renovation in and out. Also you will be responsible for any form of damages in the building.
