Here are the necessary things you need to know about the rent and deposit.

Utility bills inclusive ( water, gas, council tax, WIFI, TV license and wireless Internet) Utility Cost: £ 0.00 pcm
Location: Regent Street Cambridge CB2

My flat is fully furnished.

I will like to know how long you wish to rent my flat, I will also
want to confirm your financial ability to rent my flat before booking a viewing.

Kindly reply for further information and I would like to know where you are coming from to stay in my flat.

He then tries to soften you up for payment:

Thanks for the reply, I am okay with your profile, I look forward to
welcoming you to my flat and also taking you round.

As advised by my solicitor, I will need to confirm your financial
ability to rent my flat before booking a viewing, because we have had
some bad experience with tenants requesting me to come and take them
round my flat and will later tell me they are not financially capable.

My coming from Belfast will cost me time and money, I hope you understand
this.

And the request for payment...

I will be the one personally to come take you round my flat after you
might have confirm your financial ability to me, like I said, this is
due to past bad experience I have had whereby tenants will make me
come all the way from belfast to view flat and they would later say
its out of their budget.

This what you should do to confirm it:-

Transfer atleast 800.00 pounds to your partner through western union,
get back to use with a scan copy of transfer receipt before your
partner picks up the fund, my solicitor will then confirm it, then
after this your partner can pick up the transfer.

This will fully assure us that you are both financially capable to
hold my flat for long term rent.

This person asks for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union payment to a friend or family member.

Sounds safe. It's not!

At other times, this person asks for a deposit payment via Western Union and they will send the keys through a courier company.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
