The 2 br / 2 bath condo from 165 Duke Street E, Kitchener, ON is still available. As you saw in the pictures it is in excellent condition, very clean and well kept. What I can tell you about me is that I'm 42 years old, married with 2 children. I work as an engineer in the construction industry (Bouygues Construction an industrial group. They have a lot of projects all over the globe. They moved me to the United Kingdom construction department because they have a new project here. Since I need to stay here more than 5 years i decided to rent the place). I have never rented this apartment and I want to find a responsible tenant to take good care of it.
The apartment is fully furnished and it has all the appliances. Of course you can use everything from the apartment or if you want to use your furniture you can deposit mine in the storage unit ( located near the building). The rent is 700$/month and includes everything: heat, hydro, water, electricity, 2 parking spots underground, laundry in-suite, washer and dryer also included, cable and internet- full package paid for 1 year in advance. You have full access to all building amenities.
This apartment is a private property, paid in full and no mortgage on it. Schools and groceries near-by. You have everything you need nearby because it's one of the best city areas. Pets are allowed. You'll love it!!
I want to rent the place directly to someone without a real estate agency and we must find a good way to get things Done.

Glad to hear from you again. As I told you before i can rent you the place for 700$/month with full access to all the building amenities. The rent will not increase during the entire rental contract. I need to know how many people will stay in the apartment and also what type of rental contract do you prefer: 6 months with option of renewal or 1 year with option of renewal. The monthly payments can be wired to my Bank Account or any other payment method suitable for both of us. The apartment is in excellent condition like in the pictures and you just need to receive the keys and contract so you can check the place.
At this moment I'm located in London, United Kingdom and I think we need a safe way to complete this deal. I already have a solution provided by a worldwide third party company called TransUnion SmartMove (https://www.mysmartmove.com). They are providing assistance in handling the payment and delivery of the rental package and using their service you are be able to check the apartment before i receive the funds. You have full payment control until you will check the apartment. I'm registered with this company since 2009 and I have a positive record of 4 transactions as landlord and also as a tenant. They are really professional and they have great services. I just used their services again last month to find a new place to stay for me here in London.

As I told you before we will use the TransUnion SmartMove Services to complete the Rental Agreement. They will provide assistance in handling the payment and delivery of the keys plus the official documents. With this procedure you will be able to view my apartment without any obligations to rent it. I will pay all the transaction costs. You don't need to open an account with TransUnion SmartMove Service because this transaction is a rental and the Landlord must open the transaction. This process will take maximum 2-3 days. To avoid any misunderstanding i will be gladly to explain you step by step how the viewing procedure works:
Here are the transaction steps:

1- YOU need to provide me your contact details: full name, mailing and your valid phone number.
2- I will go to the TransUnion SmartMove Service to start the transaction and I will give them the apartment keys and all the transaction documents.
3- The TransUnion SmartMove RealEstate Department checks the apartment documents. They will also confirm with the building management that I'm the legal owner of the apartment I'm renting to you.
4- TransUnion SmartMove Service will send you the TRANSACTION DETAILS to inform you that they have the keys and the papers in their custody.
5- You need to send the amount of 1300$( for the 1st month rent from the rental contract and damage deposit) to the the TransUnion SmartMove payment representative given to you in the notification. The payment needs to be sent within 24 hours after you receive the transaction details or else they are charging with me an additional fee.
6- As soon as the payment is completed you need to send the confirmation to TransUnion SmartMove Service.
7- TransUnion SmartMove Service checks your payment and starts the shipping procedures using UPS or DHL Service.
8- You receive the package and you have 5 days (inspection time) to check the place.
9- If you decide to keep the apartment you just need to sign the lease agreement and TransUnion SmartMove will release the funds to me. If you don`t want to keep the apartment you will receive a full payment refund including any payment fee paid for it.
Please note that TransUnion SmartMove can NOT release the funds to me without your approval. You have a full payment control.

I'm looking for someone to live in my apartment, because my company has won an auction for a big project in London, United Kingdom. I work as an engineer in telecom industry. I bought this apartment because the company I work for they had a project in Canada that was supposed to be for the next 4 years but unfortunately they canceled it. You can rent the apartment for an indefinite period. The price will not increase for the whole period that you will stay there. I will be away for a period of 6 years and as you can see I'm not asking so much for it because I want to find a responsible tenant to take good care of the place. Thank you for your prompt response. If you are still interested I agree to rent it to you. I promise you that you will love the place. You seem to be a nice person and I can assure you we will not have any kind of problems.
At this moment I'm located in London, United Kingdom and obviously you will have to see the apartment before discussing further details because you cannot rent an apartment that you haven't seen. I am willing to send you the keys so you can visit it and see if it suits your needs.
The delivery for the keys (keys for the apartment and storage unit, key-card access for parking and apartment door.) and lease agreement (signed by me), will be made through a worldwide third party company called SmartNewHomes (www.smartnewhomes.com) to make sure that we can trust each other.
You will only have to deposit to SmartNewHomes the first month of rent from contract and damage deposit a total of 1300CAD. You don't need to open an account with SmartNewHomes because this transaction is a rental and the Landlord must open the transaction.

Here is the procedure explained :

1 - To start the process all I need is your full info(full name, shipping address and a cell phone number where you can be reached)
2 - I will go at SmartNewHomes to deposit the keys and the contract on your name as the intended receiver.
3 - SmartNewHomes will check the package to see if everything is in order and also the legal papers that will come along with the keys and proof of ownership with their Real Estate Professional Department in London. They will also confirm with the building management that I'm the legal owner of the apartment I'm renting to you.

Using SmartNewHomes involves three parties: me as owner, you as a potential tenant and SmartNewHomes as a responsible third party authorized to handle this transaction. SmartNewHomes works the same way as the escrow account on which you place the deposit when you rent an apartment, except that instead of a bank, we use SmartNewHomes. Of course, nobody can take that money until you will sign the lease agreement.

The condo fee is less than 1000CAD. You should check with the building management.
i tried to sell the apartment but I didn't get the price I want it so now I decided to rent it for the next 4 years.
You don`t have to be worried about your money because they are 100% protected . I`ve used SmartNewHomes several times in the past as a landlord and as a tenant and all was in order, they have great services and they are really professional. I can access the funds just after SmartNewHomes have your final answer about the transaction. If u refuse to keep the apt you will receive a full refund from them...
