why I am asking these questions is basically because of my bad experience with past tenants.

Below is the information you need to know about my flat.

My flat is fully furnished in and out, also not share with any other tenant.

Secured entrance and designated parking have is own bedroom, bathroom, kitchen and also living room and Situated very close to the transport links and all other local amenities.

WiFi available,Housing benefit acceptable.

Contract letter will been sign after being satisfied with my flat.

Payment will be made after signing the contracts and keys will be handed over to you.

Payment will be made weekly/monthly anyone you prefer.

The neighborhood is safe and i guess you have heard much about this area?it is a safe, clean area.

-Your rent begins on your move in date..

-Viewing/reservation is never a problem if you meet my conditions.

-Proof of ownership and contract letter will be shown upon viewing.

-There is no minimum or maximum stay.

- Rent include Council Tax,electricity,gas,Internet,water e.t.c Its £500pcm £125 pw and £600 refundable deposit.

Thanks for your interest and the information provided. Viewing is possible if you can meet up with my solicitors requirements. My solicitor and i had some past bitter experience of booking a viewing and reserving accommodation for tenants without any form of confirmation of their financial ability and not keeping up to time as at when scheduled has made me loss time and money for traveling as I currently work and Live in Coventry I will not collect any deposit from you not until i take you round my flat and you are satisfied with it, i just need to confirm your financial ability before i can come and i will also need to seek time off from work because some tenants do not meet up with the appointments which has led to the dismissal of some landlords in office by their employees, I hope you understand this.

Therefore my Solicitor has acknowledge a protocol by which you can confirm your financial ability to me before i can make arrangement for my coming,In this case, a bank-statement or any kind of document wont be accepted as we have had wayward tenants tendering fake documents, also you don't need to pay any upfront or reservation yet, all we require. You transfer refundable security deposit(£600) via money gram to your friend,partner or family member living within the UK premises. After the transfer get back to me with scan copy of the receipt, if you don't have scanner you may snap the receipt with your phone and send it to me via email which am to forward to my solicitor for confirmation if truly the funds is in your receiver custody for pickup. After the verification been done i will make my plan to come over so we meet up for the viewing .This procedure is strictly meant for assurance you are really capable to rent my flat.

Note: My solicitor needs to confirm your transfer before the money can be withdraw out by the receiver.

We are sorry for any inconvenience we must have cost you is due to my bad experience with bad tenant.

I will refund the transfer charges when we meet on viewing day
