My apartment is a Two bedroom apartment located on 82 Severn St Birmingham, West Midlands B1, UK to be precise and I am looking for tenants for one of the rooms in the apartment and you will be having your private toilet and bathroom in your bedroom while the kitchen, living and dinning is the one we going to be sharing together and long/short term is allowed. The apartment belongs to my Mother although she got it from my father after the demise of my Father last year.

The apartment is fully furnished and also the rooms am renting out so you might not need to come with any other furniture but if you intend coming with any stuff, let me know alright?... The apartment has a heating system, water, parking space, security, Electricity, Gas, Phone, Internet Connectivity (Broadband), You would have free and unlimited access to the kitchen, the store room, the guest room, and all areas and part of the house except my room of-course... :) You are also entitled to your own visitors.

The two rooms has the same amenities and are of the same size. The rent for the apartment and also the cost of the utility bills is £350 per month. Once again, this includes the cost of the utilities as earlier mentioned. The apartment is centrally located and is just some minutes walk to the nearest bus station and also you would have easy and fast access to other locations. You would also be required to pay a security deposit as is the custom, the security deposit would be refunded to you at the end of your stay in the apartment if nothing is destroyed by you during your stay in the apartment. The deposit is £350.

Let me also know more about you because I believe it is essential that we get to know each other before we become flatmates. I shall be glad to send you pictures and also the contract so that we can conclude and be good flatmates.

I am happy and glad that we have come to a conclusion as regards the renting and also the documents. I have the documents for you, read it thoroughly and sign on it before you can then make your payment and move in. Regarding your question, I would have love to set an appointment with you but right now am on business trip and will let you know as soon as I return back home :) Meanwhile, after discussing with my lawyer, he let me know understand you are to confirm 1 month rental fees + security deposit to my family lawyer bank account and any other payment will be made to me in the flat every monthly basis. so you need to abide with the rules and regulations on the contract document. I'll prefer sending you the keys and Original document to you via DHL courier service which you will receive within 1-2 business days then you can bring it along with you to my flat on your move in.

When you have read the Contract and are sure you can abide by the rules and the regulations on the contract, you should send the stated sum in the contract send to my family lawyer bank account whose information appears on the contract. His information once again is:

You should have the payment sent to him by Wire transfer from your bank.

PS: For the transfer charges you can deduct the fees from the total amount you are sending to my family lawyer and When you have made your payment to him, you would get back to me with the payment confirmation which are:

- The Confirmation receipt
- The Amount sent.
- Scanned copy of the tenement agreement signed.

As soon as I get these details and have confirmed it, I would then begin the sending of the Contract Documents and also the receipt of payment to your home address just as you have provided and I would like that you confirm it for me again:

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
