Oggetto: Re: flat to renting
Dear Michelle
Thanks for getting back to me. i just received your Husband's message,
I understand your and his message and i know you need to be careful
when dealing with someone you haven't seen before or pay for what you
haven't seen yet. I'm well aware that these unpatriotic and
unscrupulous scammers make use of such services to perpetrate their
evil acts. More so, i would like you to know that i am not after your
hard earn money. I have my own work and i earn enough money for my
family and also help the less privileged.
However, it was unfortunate that my past bitter experience of inviting
people to come and view or reserve my flat and not keeping up to time
as at when scheduled, has brought about great loss to me. I currently
work and live in Coventry and i would need to take a day off in order
to come down to London and schedule for the viewing with you.
Some prospective tenants do not have the money to pay the rent and yet
they disturb the landlord to arrange a viewing with their friend or
relatives who lives in London also some do not meet up with the
appointments which has led to the dismissal of some landlords in
office by their employers.
Henceforth, my Attorney at Law and i have decided to issue a contract
to any prospective tenant and an advance payment of refundable
security deposit of £500 plus one month of £600 making a total of
£1,100 must be made to secure the property.
Moreover, it is stated clearly in the Tenancy agreement which I sent
to you “Under article 13.2” That the contract provides for immediate
refund to the tenant by the landlord with extra charges for time
wasting if the flat is different from the pictures provided OR
unsatisfactory upon visit.
As a private landlord here in the UK, i am guided by law under the
Housing Act, private Landlords don't advertise what they don't have
and also I wouldn't go against the law of the National Landlords
Association (NLA). The room in the photo is exactly what you are
coming to see on your arrival . Nevertheless, I have attached a copy
of my CERTIFICATE of OWNERSHIP which state that i am the owner of the
flat together with a copy of PASSPORT in order to allay your fears and
worries and in much better way serves as an assurance for you and also
security for your deposit. you can tell your Husband.
That is why I have decided to provide my Attorney at Law's bank
account which I believe is more secured and safe. I don't want to make
use of any transfer agents which are not traceable should anything
happened.
You will be required to proceed with the reservation deposit of £1,100
after you might have received the contract and you are okay with the
obligation. And also a payment receipt which your daughter would
bring along on arrival would be issue in order to acknowledge the
deposit payment. Thereafter we would continue with the viewing where
Keys would be handed over.
Kindly make the transfer as soon as possible tomorrow because i don't
want any delay whatsoever for your tenancy.
Hope my message is well understood.
Best regards
Mr Lawrence
This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.
Sounds safe. It's not!
At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.
In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.
All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
