Thanks for your response. I am delighted to inform you that the flat is still available for rent and is fully furnished with all necessary facilities. The flat has a sizable kitchen with washing machine, microwave, kettle, fridge/freezer, dish washer, cutlery, plates.
The property:
Excellent room newly decorated, with wardrobe, drawers, desk, chair.
Central gas heating, double glazed, computer desk.
Rent per month is £480 {includes all bills: water, electricity, gas, council tax, TV license and wireless Internet} also Security deposit of £500 and it's refundable after end of your stay in my flat. The flat is furnished but i can make it unfurnished or part furnished if prefer. Do you have references in Coventry?.

Thanks for getting back to me. I am willing to schedule the viewing with you, but i want to let you know that i am a live out landlord, I don't live in the flat. It was unfortunate that my past bitter experience of inviting people to come and view or reserve my flat and not keeping up to time as at when scheduled, has brought about great loss to me. I currently live in Water Orton because i just gotten a new job there and it wont be easy for me to be living in the flat and going to work in Water Orton, so i decided to let the flat out.
Moreso, i will have to schedule the viewing with you which i will take a day off at work down to Coventry. I also want you to know that I am not really after a high rent, all I am after is a reasonable and reliable tenant to take good care of my flat and keep it in good condition.
However, you would need to make a deposit to secure the flat but before that, my solicitor will need some details from you to draft an Assured Tenancy Agreement which you will print and bring along with you on your arrival date to my flat.
Your Full name, Current address, Confirmed move in and move out date, Mobile number.
Please get back to me with these information so that i can tell you how to proceed.

Hello XXX,
Thanks for accepting the contract obligations. Please signed the last page of the contract and forwarded the signed copy to me so that my solicitor can put everything in placed before the viewing day. My solicitor and I would be present during the viewing and you are required to come along with a passport photograph each.
However, we can proceed with the viewing and handover the keys (31st of March) at 2:30 pm or at your convenient time. You will need to make the transfer into my solicitor account the advance refundable security deposit of 500 pounds in order to fully confirm the reservation for the said move in date.
She will be the one to place the deposit together with the stamped duty tenancy agreement under the deposit protection scheme which is refundable at the end of your stay in the flat.
Once you have finalised the transfer, you will email to me the bank transfer confirmation screenshot/receipt for verification.
