It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where i work at (Kilrush Church of Ireland Graveyard, Co. Wexford ).

Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in Newcastle, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by there employees.

Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. All what i requested from you is to transfer at least 1 Month rent(£ 400) and security deposit which is (£ 500) = (£900) through Western Union Money Transfer. You can make the transfer with your name as the sender and a Family Member or friend's nameas the receiver in the UK premises.

Once you have done this, Scan the receipt to me and if you do not have scanner, you may write out the details as it is stated on the receipt as i will be sending it to my lawyer to verify if it's truly genuine and available in your family member or friend's custody, after verification, then we can proceed for the viewing and you can as well tell your friend or Family member to pick up the money and also, i will refund back to you the cost of transfer when we meet.

Kindly reply if you have more questions to ask. +447024098814

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thanks for your swift response.it's fully furnish in and out with all necessary house use. the idea of making a confirmation of your financial ability is not only my idea, my lawyer and i decided to use that process and i can't violate my lawyer procedure.

However,i didn't want to collect any money from you as long as you have not sign a contract neither have i taken you round my flat. All what i request of you is to transfer the 1Month rent (300 Pounds) + security deposit (500Pounds) = (800 Pounds) to someone close to you in UK through western union.here is how you can get the transfer done.

1.Locate the nearest Western Union Money Transfer outlet around you and you can as well send me your address so that i can find a nearest location for you.
2.Pick up the form of transfer and fill in the details which needs to be filled and return back to the post master.Details needed on the form are {sender name;your name and address.}{receiver name and address}
3. Return back to the post master with the cash you are transferring to your partner or friend and wait for the receipt to be returned back to you.

Once the deposit is transferred, you will get back to me with a scan copy of the transfer receipt so that i can forward it to my lawyer to confirm if the transfer is valid and available in your friend custody.

After the confirmation might have been made by my lawyer, i will ask you to tell you friend to pick up the money and schedule a convenient day for the viewing. i promise to return the cost of the transfer without any deduction.

Regards!

However, you will need to make a reservation deposit but before that, my lawyer will need some information from you to draft a contract which you will print and bring along with you on your arrival date to my flat.

Your full name:
Present address:
Confirmed move in date:

Kindly get back to me with these information so that i can tell you how to proceed with the reservation deposit.
