The rental fee is $260 weekly for each room but i am willing to consider reduction of the rental fee if you want to rent the whole place so you have the option of renting either one room or the whole house, all bills are included in the rental fee and down payment for a month is also acceptable.The way i want to rent out my place is more like a house sitting rental process, hope this is understood. We are willing to rent the whole house to you for $270 weekly and this includes all bills like water,wireless broadband connection,electricity,gas e.t.c. I am considering this because i do not intend making too much profit in renting out our home which might be a kind of inconvenience to the intending tenant, that's why i informed you that its a kind of house sitting arrangement where my house will be properly taken care of and that matters to me more than the amount for rent to be paid for the place. There is also a garage at the home

To hold the place, you will have to fill and complete an attached residential tenancy form which should be carefully filled,signed and sent to my cousin on her email address on [email protected] so that she can provide you with all necessary details. Kindly note that two weeks rental deposit of $540 is required to secure the place along with a refundable bond deposit of $1100 which is also required as fee for damages according to the rental law but this will be lodged by my cousin to the Residential Tenancies Tribunal, The rental deposit should be made to my cousin bank account which is currently in darwin. Please note that your rental deposit will enable us hold the place for you as there are a lot of people interested in our place and it will also give us an assurance of how serious you are about renting our place because we have had a lot of time wasting rental requests which have amounted to nothing.

Finally, Kindly make sure the agreement form is completed and sent asap for quick processing of your lease document before your intended move in date. Kindly also note that as soon as payment is confirmed, you will be issued a receipt to show confirmation of rental payment along with your move in documents. Thank you so much for posting this scam, I have also received contact from a couple claiming to be in the same situation (Anne & Richard), willing to rent out their amazing looking house at a very cheap price which I saw advertised on Gumtree. After checking the mobile numbers they provided I was led here which totally confirmed for me that it was in fact a scam. Ive posted what was sent to me below to hopefully stop any one getting stung by these people :evil:

To rent my house, you will have to fill and complete an attached agreement form with the required two weeks rental deposit of $600 and a bond of $1200 is also required along with the two weeks rent to be paid. Kindly note that the bond payment requested is refundable when leaving the place, it is just a fee normally required for damages but if nothing is damaged when leaving my house then the bond money will be refunded to you. Unfortunately got caught out by this scum, I was 18 years old and needing a property urgently... This was happening late 2011, was posted on gumtree website for 7 Cain Mews, Mosman Park WA and the name was Stephanie Jeremiah. They got $1520 out of my inheritance from my great uncle passing on. I feel stupid that I forgot that I got scammed by this scum and want to help as much as I can before it happens to someone else. the email that they put up originally was [email protected]
