Room for Rent and other rental scams
by RossiTR Thu Oct 06, 2016 10:03 am
Found this one while searching for apartments in Dublin, Ireland (craigslist). Second email asked for a deposit through depositprotection(dot)com. Did a search of the email address and the username popped up on another website, brazilrentmyhouse(dot)com.

Pure scammer.

(Information as requested below, sorry for not posting it the first time!)

First craigslist interaction
Write me your email as i cant find it here

First gmail email exchange, my reply on top (one bed apartment at this price in that area is unlikely, but I gave it a whirl just in case as I have lucked out before)

Do you have any more photos of the property? If it's acceptable I would be interested in renting the apartment long-term (1 year+)

The reply
Thanks for the reply, Regarding to your question. its possible for you
to come for the viewing. However, i can make a perfect reservation for
you as i am giving you 100% guarantee as the flat is still available.
I would need to take a day off in order to come down to Dublin and
schedule for the viewing as i work in London. Yet some prospective
tenants do not have the money to pay the rent and they disturb the
landlord to arrange a viewing, so i wouldn't like such to happen
again.

More so, i have 2 other interested candidates that just provided their
details for the tenancy agreement and also willing to make an advance
deposit to secure the flat but i declined because they have a big
family with children, 3 cats and dogs.

Nevertheless, i will appreciate if you would be able to get the
security deposit transferred now via online banking or locate the
bank. Upon verification of payment, we proceed immediately with the
viewing. We can proceed with the viewing Tomorrow at 2pm or at your
convenient time. Your funds will be protected and monitor by the
www.depositprotection.com.

Please let me know if you are willing to proceed with the payment so
that i can provide to you the bank account details. You will pay the
rent after the viewing and note that making a deposit doesn't mean you
must rent my flat after the viewing, if you decide not to proceed with
the rent, then i will refund the deposit immediately without any
deduction.

Hope to read from you soon.

Regards
Mr/Mrs Carthy

The exact same pictures sent for a rental in Dublin from Precilliar Carthy, can be found with a Google Image search, in other locations in Ireland and England.
More specifically for the rental found on:
http://dublin.locanto.ie/ID_1260217020/ ... ublin.html
the exact same picture of the bedroom can be found in Manchester NOT Dublin:
https://www.spareroom.co.uk/flatshare/g ... re/7107256
http://juliettetemple.com/din/one-bedro ... centre.asp

In our conversation she asked for a financial proof so that she can reserve the aparment for me. I had to send money through Money Gram to Ireland. She said that the sender could be any family member or friend and the receiver could be in my own name, so that I could get the money myself. All she wanted was the receipt of the transaction.

Below are the emails sent by Precilliar Carthy:

--------------------------------------------------------------------------------------------------------------
The following are the basic details you need to know about the flat.

Rent- €499.00 per month
Security Deposit- € 600.00 (returnable at the end of a month stay in my flat)

Utility bills inclusive ( water, gas, council tax, TV license, WiFi
wireless Internet, Electricity. Except phone bill) Utility Cost : €
0.00

Other house facility: fridge/freezer, Microwave,Dish washer, Washing
machine, Steam Shower & Whirlpool Bath.

Moreover, the flat is one bedroom fully furnished and equipped
with all necessary house facilities also benefits a secured parking
space but i can make it unfurnished if prefer. At this stage that you
want to rent my flat, i need to ask you few questions . Can you take
good care of my flat as it is? How many month do you intend to rent
and pay for? Do you have any reference in Dublin?

Kindly reply for further information.

Regards
Mr/Mrs Carthy

--------------------------------------------------------------------------------------------------------------

My flat is located at 112 Seville Place, Dublin 1.I have also attached
the pics to my flat.

----------------------------------------------------------------------------------------------------------------

Thanks for the reply and the information provided.I and my lawyer have
both agreed to make a reservation for you so you dont need to be
worried as long as you have promise me that you will take proper good
care of my flat just the way it is.However, my lawyer asked me not to
collect any money from you as long as you have not sign a contract
neither have i taken you round my flat so he decided to make a
confirmation of your financial ability before we proceed with the
reservation.

Henceforth, my lawyer and i have decided to carry out a simple test on
financial ability to pay for my rent before coming for viewing. I
would not ask you to send your bank statement. At least 1 month rent
of 499 EURO and security deposit which is € 600 which is refundable
after your 1st week stay in my flat, would be required from you to
transfer through the money gram post office. You can make the transfer
with your family member or friend's name as a sender and your name as
a receiver to an address in Dublin and you can as well use my flat
address.

Once you have done this, scan the receipt to me and if you do not have
scanner, you may write out the details on the receipt as i will send
it to my lawyer to verify if it's truly genuine and available in your
custody, after verification, then we can proceed for the reservation
and you can easily pick up the money at the nearest money gram post
office when you arrive to Dublin and also, i will refund back to you
the cost of transfer when we meet.

I look forward to reading from you soon.

Me:
Hi,

Thanks for a quick reply. I'd like to view the property actually before making any payments

Is it possible to book the viewing for tomorrow 12:30?

Thanks

Scammer:
Hello,

Thanks for your reply. I understand your message and i know you need
to be careful when dealing with someone you haven't met or pay for
what you haven't seen yet. Firstly, i would like you to know that i am
not after your hard earn money. I am a live out landlord and i have my
own work of which i earn enough money for my family.

The lay down procedure was mandated by my lawyer and i because we have
both been disappointed in the past by unserious people that are not
ready or don't have the money to pay for the rent or the security
deposit, yet they disturb us in order to schedule a viewing and i am
not willing to let that happen again.

As a private landlord here in the UK, i am guided by law under the
Housing Act and i will neither advertise what i don't have. The rooms
in the photos is exactly what you are coming to see on your arrival in
flat. Nevertheless, i am more than willing to send my certificate of
ownership as a proof of address.

Please let me know if you are willing to proceed with the advance
payment? Otherwise, you will have to look for another flat in order to
avoid time wasting, as i am mostly looking for tenants that will
occupy the flat as soon as possible.

Regards

Me:
Hello,

Could you please kindly send the certificate of ownership then?

Thanks

Scammer:
Yes of course. Here is my certificate of ownership. Please let me know
if you are willing to make the payment now so that i can provide you
with details of account and we can finalize all necessity in time and
also note that i will issue you an invoice receipt immediately after
the payment as a rest of mind..

Regards!

Part of the so called "certificate" (sent in word format), the address does not even exist (obviously):

LAND DESCRIPTION:

REGISTERED PROPRIETOR:
(FIRST SCHEDULE)

Scammer:
What's the way forward are youu willing to make the payment to secure it now?

Me:
Can you please send the bank details as well?

Scammer:
I dont like giving out my bank details once my client is not ready
that is the reason why but if you are promising me you will get it
done now why not i will provide you my sort code and account number
right away.

Thanks

Me:
Sorry I did not get that, "client is not ready" - not ready for what?

"you will get it done" - get done what?

Can you please send me the bank details to make the transfer?

Scammer:
Here is the bank details

Hi All,

I came across this advertisement on Friday-Ad for a one bedroom flat in Central Maidstone advertised at £380.00 pcm, I assumed this was an error and contacted the advertiser 'Karinj J' to confirm it wasn't £380.00 per week and if the place was still available.

I recieved the below in response:

Response was a little abrupt but I perservered and received the below email that more or less follows the previously posted ones from the same email address previously mentioned:

With the email history and people flagging up concerns, I think I'll give that a miss.
