Hi again..,
I discussed with my wife and we agreed to rent you the apartment. You seems to be a nice person and hope that we will have a relationship.
We decided to use Oxo Estate to complete the Rental Agreement. They will provide assistance in handling the payment and delivery of the keys plus the official documents. The agency will arrange an inspection of the apartment for you, handle the payment and the rental contract.To avoid any misunderstanding, let me explain how they work step by step.
- To start the transaction, first you should register on the Oxo Estate website http://oxo-estate.com/register
- After you registered on the website, send me a copy / photo from your ID card or passport ( I need it to make the contract and attach the copy on our rental contract )
- Once I will have the copy, I'll go at Oxo Estate office and drop off 2 sets of keys and the necessary paperwork. When the agency will have the keys and the rental contract signed by me, they will send you a transaction notification and the invoice for the first month of rent (350€) + security deposit (700€), a total of 1,050€ for the first month. Also, you will receive a copy of the contract by email.
- As soon as you receive the transaction notification, you will have to go at your bank office and make a bank transfer on the Oxo Estate bank account, assigned for this transaction, for the amount we agreed ( 1,050 €). If you don't have time to go at your bank office you can make the payment via online banking. I want to tell you that the payment should be made within 72 hours after the transaction was started. If you can't do this, let me know when you will be able.
- After you made the payment do not forget to send a copy or a photo from the bank transfer confirmation to Oxo Estate, they should have the proof that you made the deposit. The agent will call you to schedule an appointment within 48 hours after you made the payment and confirmed it.
You will discuss with the agent the date and time when you will be able to meet him to inspect the apartment. If you are satisfied with the apartment, you will sign the contract and the agent will give me the money. However, if you do not like the apartment for any reason, the agent will give your money back immediately, and I will get my keys and documents back.
Also, in case you have another apartment right now, and you can't move immediately, we can make the deal as I explained it now, and consider it only an inspection and reservation until you will be able to move there.
I will pay for the services of the agency, no additional costs for you.

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.
Sounds safe. It's not!
At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.
In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.
All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
