Hi again,

After analyzing all the details together with my wife, we've decided to list the property online on airbnb.com and manage the rental process through them. I have used this company in the past and I was very happy with them. Last week we came for 2 times there to meet with some potential tenants; but nobody has shown up on the meetings; and trust us is not very comfortable to fly Italy - Germany.

Are you familiar with airbnb.com ? If not, let us us explain you how they work step by step.

Vacation Rentals, Homes, Apartments & Rooms for Rent - Airbnb
airbnb.com
Rent unique accommodations from local hosts in 191+ countries. Feel at home anywhere you go in the world with Airbnb.

- We will list the property online on airbnb.com for 400 Eur / month ( the listing will be created in the background only for long term rentals ) and you can rent it directly from them in an easy way;

- We will send you the airbnb.com link to place your booking online on their website;

- After you access my apartment from the link what I will give you, select the date when you want to move into the apartment and click on Request to Book .

- After you completed all the details and continue , Airbnb will present you all the details about the transaction and how you can make the payment;

- After your order is registered , you must make the payment to the details indicated by Airbnb and send the payment confirmation via email;

- Airbnb will verify the payment and Book the apartment for you and you will be the only who can rent the apt;

- For long term rentals, airbnb requires a 2 month deposit ( 800 Eur ) in order to arrange a inspection of the property. You can view, manage or withdraw your deposit anytime once airbnb wants only to have a confirmation that you have the funds available if you decide to rent the property. If you decide to rent the property after inspection, this deposit will be calculated as 1 month of rent + 1 month as security deposit which you will get back at the end of the contract;

- Airbnb agent will contact you in 1-2 days for meeting and give you the contract and the keys;

- If you refuse to rent the apartment , Airbnb will give you a full refund;

A viewing before booking is not possible since we are not there, but airbnb is guaranteeing the whole transaction between us. They will hold the funds until you will inspect the property so both parties are fully protected. You can read about their refund policy here: https://www.airbnb.com/guarantee.

PS: Now i must know for sure if you agree because here are another person interested to have this apartment rented and I want to know for sure what I must tell him and if you're agree I will send you the airbnb link of the ad for make the booking.

Many thanks,

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
