I'm Gussie Gonzalez and the apartment (2bed/2bath) at 15 Iceboat Terr, Toronto, ON M5V 4A5, Canada is still available. Everything is just like in the pictures fully equipped with all the appliances you need, very clean and well kept. You can rent the apartment furnished or unfurnished. I work as a chemical engineer in petroleum production and the company I work for has developed projects all around the world. They moved me to United Kingdom department because they have a new project here. I already signed a job contract so the apartment will be available for renting for minimum 6 years. The apartment is vacant so you can move-in anytime you want.

The rent of 875$/month is for the whole apartment and includes all the utilities: heat, hydro, water, electricity, parking, laundry in-suite, washer and dryer also included, cable and internet. You will have full access to all building amenities. The apartment is insured for the next 2 years but just in case repairs are needed there I will cover the costs no worries. I would like to know how many people will live in the apartment and also which rental contract do you prefer to start with - 6 months or 1 year with option of renewal. The price I'm asking is below the market because I want to find a responsible tenant to take good care of the place. I have a Canadian Bank account for the monthly payments, or we can use any other payment method that is suitable for you.

I'm the owner of the apartment, it's already paid in full and no mortgage on it. Schools and groceries near-by. You have everything you need near-by because it's one of the best neighbourhood. Pets are allowed. You'll love it for sure!

It's the first time I'm renting an apartment so I prefer to use a property management company to make all the necessary arrangements and this way I'm sure both of us will be satisfied.

I need to know if you are really interested in the place so I can talk with my family and move foward with the process.

I discussed with my family and we agree to rent the apartment to you. The property management company that will make all the necessary arrangements for you to view the apartment before signing the lease agreement is called PrimeLocation (www.primelocation.com). I will cover the transaction and delivery fees. I will proceed with the rental transaction because I'm the landlord. The keys can be delivered in 2-3 business days ONLY if you agree with the terms and conditions of PrimeLocation.



To avoid any misunderstanding I will provide with all the steps of this transaction through PrimeLocation Management.



I NEED TO BE SURE THAT EVERYTHING IS CLEAR FOR YOU SO PLEASE READ CAREFULLY ALL THE STEPS OF THE TRANSACTION BECAUSE I CAN NOT CHANGE THEIR TERMS AND CONDITIONS. ALSO I WILL PAY FOR THE TRANSACTION AND DELIVERY FEES AND JUST IN CASE YOU CHANGE YOUR MIND I WILL NOT RECEIVE A REFUND FROM THEM!



PrimeLocation Management are already in custody of the keys and all the necessary documents. The ownership is already confirmed with the building management from Canada and also with a Real Estate Professional Department in London, United Kingdom. They just need my approval and your information so they can proceed with the transaction.



Therefore you need to provide me your contact details: full name, mailing address (street, number, city and postal code), cell phone number, move-in date and duration of lease preferred (e.g. 6 months or 1 year rental contract with option of renewal). The lease agreement will be a standard one from the Canadian government.



- I will inform PrimeLocation Management office that I approve the transaction.

- PrimeLocation Management will send you a notification(via email) with the transaction details, delivery details and payment information

- You need to send the amount of 1300$( 1st month rent from the rental contract + damage deposit-refundable in the last month of rent from contract) to the the PrimeLocation Management payment representative ESCROW ACCOUNT, provided to you in the notification.

THE PAYMENT NEEDS TO BE SENT WITHIN 24 BUSINESS HOURS AFTER YOU WILL RECEIVE THE TRANSACTION DETAILS OR ELSE THEY WILL CHARGE ME AN ADDITIONAL FEE.

- As soon as the payment is completed you need to send the payment details to PrimeLocation Management.

- PrimeLocation Management will check the payment confirmation and start the shipping procedure through UPS Air Cargo or DHL.

- You will receive the package (keys, apartment documents and lease agreement) in 3 business days. After the keys will be delivered at your address you will have 5 business days (inspection time) to check the apartment. The inspection time will start from the moment you will be at the building.

- If you decide to keep the apartment you just need to sign the lease agreement and PrimeLocation Management can release the funds to me. If you don`t want to keep the apartment you will receive a full payment refund including any payment fee.



Please note that PrimeLocation Management can NOT release the funds without your approval. You will have full control of the payment. They can release the payment to me as a landlord just after they will receive the lease agreement with your signature.



Using PrimeLocation Management involves three parties: me as owner, you as a potential tenant and PrimeLocation Management as a responsible third party authorized to handle this transaction. PrimeLocation Management works the same way as the escrow account on which you place the deposit when you rent an apartment, except that instead of a bank, we use PrimeLocation Management.



Also I can NOT rent the apartment any other way because the building management has strict rules about renting private properties and they strongly recommend me to use PrimeLocation Management because they have an agreement with them and also they are a professional company.

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union, MoneyGram or Bank Transfer payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
