Dear all,
I saw a nice ad for an apartment in Munich:

http://www.immobilienscout24.de/expose/95170853
I send a request and I got this first reply:
"Dear xxxx,
Thank you very much for your interest in my apartment:
http://www.immobilienscout24.de/expose/95170853
As mentioned in the offer, the apartment is furnished and I am looking for someone to take over all furniture as I will move to Switzerland in the middle of June (to the flat of my boyfriend) and don't need any furniture.
The amount for all furniture is 3.950 € once. The monthly rent for this flat is 1.177 €.
Before you move in the landlord of this flat will need your current working contract and the last three payslips from you so that he can see your monthly net salary.
If you are still interested we can arrange a meeting when you will be in Munich.
Kind regards,
Sonia"

Then I replied back saying when I will be in Munich and asking for her e-mail, some pictures and she said:

"Dear xxxx,
nice to hear from you again. - The timing is perfect. You can move in at the middle of June.
The apartment is in the East of Munich (Berg am Laim). You can reach the centre in about 10-15 Minutes by tram or underground.
The apartment is really nice and I loved to live hear during my time in Munich.
Yes, the monthly rent includes utilities and also the underground parking lot. You only have to pay internet/wifi (I pay 22 € per month) and electricity (I pay 28 € per month) separately.
If you can provide to the landlord your future job contract and your current last three payslips that would be fine.
You will move in on your own, right?
You can see some pictures of the apartment in my offer.
Let's write next week again in order to make an appointment for when you will be in Munich.
the U-Bahn is really close. You can choose between U 5 (Michaelibad) and U 2 (Josephsburg or Kreillerstrasse).
There is also a tram really close which starts at St. Veit Strasse and goes directly to the city centre.
Yes, I have a very nice balcony. It is sunny all day long and you have a great view into a nice little park. It is soo quiet here that you don't realize that you are living in the city. - I am sure you will love it! :-)
My private E-Mail-Address is specht.xxxxxxxxx
Let's write next week again in order to make an appointment.
Kind regards,
Sonia"

Is it a scam or not?

Hello,

Do not send any money for any reason prior to an in person walk through of the rental. Do not send money to yourself, friend, relative or anyone else through Moneygram or Western Union as proof that you have the money.

Meet the landlord face to face in person prior to paying any money.

You are in the early stages of the rental so at this point I can't say.

I'll remove the email address you posted.

If you receive more emails and have concerns post it here.

Please contacta moferatorstor if you have a question or information about this post.

Please do not tell the scammer he is posted here.

Dear All,

I received another e-mail to fix the visit to the apartment:
"Hi xxxx,

can you come on Saturday at 10.00 to see the apartment?

The landlord is a company and if you are interested in the apartment I will forward your application to them and they are going to decide. They will then contact you directly.

Kind regards,

xxxxxx"

Me: "Dear xxxxx,
it's perfect!
Where do you want to meet?
For the company landlord, could you give me also their contacts so I can ask the TUM secretaries to contact them and perhaps provide more informations about me so I might increase my chances to get the apartment?
It woulb be very helpful since I still do not have a SCHUFA and your apartment seems really perfect for me!!

Thank you so much in advance."
I sent her some documents testifying my job at the unviersity.

Her: "Dear xxxx,

thanks for sending me all the documents. I will forward them to the landlord if you decide to take the apartment.

The landlord will get in contact with you once he has made a decision. They don't like to be contacted by applicants. They prefer to contact them in case an applicant fits their criteria.

Can you come at 10.00 on Saturday to xxxxxxx, please ring the bell named "xxxxxx".

In case you don't find it please call me xxxxxxxx.

Looking forward to meeting you in person.

Kind regards"

Sound safe to me, even if the fact that the landlord does not want to be directly contacted sounds a little bit weird to me.
