Upon receipt of the signed lease agreement and deposit slip, arrangements will immediately be made to send one month tenant receipt to you as confirmation of your reservation and the unit will be held on your name and taken off the market pending your arrival for moving.

You are entitled to a full refund of your deposit if the unit does not conform to your taste on your move-in date. This is clearly stated in the lease agreement.

We look forward to your email of the signed lease and payment receipt so we can confirm your reservation and also to a pleasant relationship with you during your entire stay at the apartment.

SECURITY DEPOSIT AND RENT PAYMENT: Upon execution of this Lease,
Tenant shall deposit the sum of $2,000 to be held by Landlord as first month rent plus
$2,000 REFUNDABLE security deposit. This would make the required move in cost
$4,000 payable at the execution of this lease agreement.

Tenant shall be liable to Landlord for all damages to the leased premises upon the
termination of this Lease, ordinary wear and tear excepted. Tenant is not entitled to interest
on the security deposit. Tenant may apply the security deposit to any rent due under this
Lease. If Landlord sells or assigns the leased premises, Landlord shall have the right to
transfer Tenant’s security deposit to the new owner or assignee to hold under this Lease
and upon so doing Landlord shall be released from all liability to Tenant for return of said
security deposit.
Landlord shall refund a security deposit to the tenant on or before the last day of the lease
after the tenant surrenders the premises. Before returning a security deposit, the landlord
may deduct from the deposit damages and charges for which the tenant is legally liable
under the lease or as a result of breaching the lease. The landlord may not retain any
portion of a security deposit to cover normal wear and tear. If the landlord retains all or
part of a security deposit under this section, the landlord shall give to the tenant the
balance of the security deposit, if any, together with a written description and itemized list
of all deductions. The landlord is not required to give the tenant a description and itemized
list of deductions if (1) the tenant owes rent when he surrenders possession of the premises
and (2) there is no controversy concerning the amount of rent owed.
The landlord is not obligated to return a tenant's security deposit or give the tenant a
written description of damages and charges until the tenant gives the landlord a written
statement of the tenant's forwarding address for the purpose of refunding the security
deposit.
5. RENT PAYMENTS: Tenant agrees to pay rent unto the Landlord PATRICIA MAE
JOHNSON, during the term of this lease in monthly installments of $2000 Said installment
for each month being due and payable on or before the 1st day of the month. The rent
payment under this Lease being due on the 7
th day of February 2018.
Tenant agrees that rent shall be paid in lawful money of the United States by direct Bank
Deposit or Wire Transfer.
Rent payments shall be made payable to the landlord PATRICIA MAE JOHNSON through her
preferred choice of payment or a designated bank account provided by the landlord or the
manager at the execution of this lease. Payment confirmation must be forwarded to the
landlord’s Manager SESSO GREG SWARTZ
