This person asks for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment either to him, your friend or a family member (see below).

Sounds safe. It's not!

At other times, this person asks for a deposit payment via Western Union or Moneygram with the promise that they will send the keys through a courier company.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thank you for the reply and the sincere interest you have in my flat. I spoke with my lawyer concerning your interest in my flat and we both agreed to have you in my flat.

However,it is quit unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as scheduled, has brought about great loss to me. I used to travel from Ireland to take some interested candidates round my flat because that's where i work with {John Sisk & Son Ltd } in Dublin, Ireland.

Most people will contact at least minimum of 20 agencies or private landlord looking for just a flat also some outside tenants do not have the money to pay the rent and yet they disturb the the landlord to arrange a viewing while some do not meet up with the appointments which has led to the dismissal of some agencies in office by there employees.

I do not want to waste my time traveling from Ireland to show my flat to anyone who will disappoint me, therefore i have concluded with my lawyer to carry out a simple test on financial ability and how serious you are about my flat to pay at least a month rent before coming for viewing, which would be required from you to transfer through Western Union Transfer Agent or Money gram. You will make the transfer with your name as the sender and your friend or relatives in the UK premises as the receiver. Once you have done this, Scan the receipt to me and i will forward it to my lawyer for verification, after verifying it , then we can arrange for the viewing and you can as well tell your friend or relatives to pick up the money, please note i will refund the cost of the transfer when we meet.
