Room for Rent and other rental scams

Hi,

Regarding your Ad on Gum-tree, i have a lovely 2 bedroom house for rent, the house is clean and it has a washing machine, microwave, kettle, fridge/freezer, table and all other kitchen utensils.

The house is located at St Stephen Street Stockbridge EH3 5AB, Edinburgh, City of Edinburgh. I took the pictures 11 days ago so they reflects the most current condition of the house. Here are the necessary things you need to know about the rent and deposit.

Rent per month is £800

Security deposit of £600 protected by the Tenancy Deposit Protection Scheme and it's refundable after the end of your stay in my house.

Utility { water, gas, council tax, TV license, wi-fi and a secured parking space }.

However, do you have references? The house is clean so i am looking for a responsible tenant. I am reliable and open, if anything is wrong in the house, i make sure the problem is quickly rectified. The house is furnished but i can make it unfurnished or part furnished if prefer.

Thank you for the reply. The house is available and i am renting the property out because i have just moved to Coventry where i currently live, having worked in Care Home for many years in Edinburgh. I have problem with my hearing so i decided to move closer to my family in Coventry. I am not only after the rent but someone that could take good care of my house.

I am looking for a straight forward prospective tenant because i have been disappointed in many times by some people messing me around with viewing and do not turn up for viewing appointments. However, my solicitor would need some information from you to draft an Assured Tenancy Agreement which you will read, print and bring along with you when coming for the viewing.

I have another interested candidate but she doesn't sound serious, she came for viewing 8 days ago but i think she didn't have enough money for the security deposit. This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I was scammed by this Diane Keaton in may 2018 with a promise of a house sent passport, ownership of the house & tenancy agreement, she got £1000 out of me, feel so silly
