Thank you for the reply. As regards to your Advert on Gumtree. The property is available and recently fully refurbished throughout. I am a reliable and open private landlord, so if anything is faulty in the property, i make sure the problem is quickly rectified making it the perfect home for a professionals, couples or family.

The property is located at Spottiswoode Road, Edinburgh EH9 1DA. However, the property comes as furnished with the pictures reflects most current condition of the flat but it can be offered unfurnished/part furnished basis if preferred.

The features are double bedrooms, lounge, bathroom with bath, shower and wc, fully fitted kitchen comprising of a washing machine, microwave, kettle, fridge/freezer, table and all other kitchen utensils. Further benefits from gas central heating and double glazing and has a secluded back garden area.

Thank you for the reply. I am renting the property out because i have just moved from Edinburgh to West Midlands where i currently work and live. I will be here for years. I am not only after the rent but someone that could take good care of my property and all the facilities present.

I am looking for a straight forward prospective tenant that could take good care of my property and all the facilities. It was unfortunate my past experience with people messing up with my time and do not turn up for viewing appointments, i need to go extra cautious about my time, efforts and reliable tenant selection, which is not wrong. However, my solicitor would need some information from you to draft a Tenancy Agreement which you will read, print and bring along when you're coming for the viewing. Details needed are:

Your full name?
Current address?
When you want to move in?
Mobile number?

Please get back to me with these information so that i can tell you how to proceed. I have another interested candidate but she doesn't sound serious, she came for viewing 8 days ago but i think she didn't have enough money for the security deposit. Please let me know if you have other options because i wouldn't want to schedule a viewing with you and get disappointed at the end of the day. Thanks for your interest.

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
