Thanks for contacting me and how are you? I will start by telling you a bit about myself. My name is Martin, my late dad was Swiss while my mum is German. I spent the best part of my life living and schooling in England before moving back home to Berlin so I would consider myself more of an English person. I am an Equity Derivative Trader with an Investment and Trading Firm. I just got a new job offer in Dublin which is more lucrative hence the need to rent out the flat so that it can be occupied. I am someone who loves cycling, watching movies, hanging out with friends and also enjoy cooking whenever I have the chance as I love good food, drinking a good glass of wine or tea with friends and when I am indoor. I am a non-smoker but won't mind smokers as long as it's within the designated area. And I also like reading a lot especially magazines and soft sells. I will prefer a neat, serious, honest and trustworthy person.

The flat is located on on Alte Jakobstraße 20, Mitte 10179, Berlin. The apartment is located in Berlin-Mitte, just 5 minutes walking from Hackscher Markt at the old Jewish quarter and Museumsinsel, the best Museum collection in town. It is still a very quiet street, with a garden just a few minutes away, so you will enjoy some relaxing moments when you arrive to your new home. You can find the S-Bahn Oranienburger Strasse less than 7 minutes walking from the apartment and the U-Bahn U6 8 minutes away. There are also a few trams nearby. You have the following in the flat:

High speed WiFi is available in the flat

Apartment Rooms features: Double bed, Wardrobe, Chair and reading table, Coffee table, Flat screen TV, Dust buster, Mirror.

Kitchen features: Oven, Cooker, Fridge/Freezer, Microwave, Kettle, Fitted units, Pots, Plates, Cups, Glasses, Cutleries, Toaster.

Bathroom features: Shower, WC, Wash Basin Sink, Heater, Towel Rail.

Rent is €400 monthly and this is inclusive of utilities, electricity, water, cable and internet service per month. However, I will also collect €450 refundable deposit which will be given back to you after the tenancy if unused, the purpose of the deposit is to secure the apartment for you and also in case of any damage(s) done by you in the flat, it will be used for the repairs, otherwise it will be returned to you after your tenancy expires. I collect the deposit with one month rent in advance before moving in, the deposit can be used to pay for your last month's rent if unused and balance returned back to you.

I want someone very neat and responsible to take up the rent and take very good care of the apartment instead of leaving it vacant without anyone occupying it. I have attached the pictures with this mail to you so that you can see how it looks like. You are free to ask me any questions and we can proceed.

There are 2 rooms in the apartment but I am just deciding to rent out one first and will decide later if I will rent out the other room or not except if there is a tenant willing to take the 2 rooms at once.

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thanks for the reply and I am sorry for getting back late. Of course you can have the furniture and all bills are included in the rent already. Yes, we can arrange so that you can view the apartment and see what you are renting but it all depends on how urgent you want the apartment or intend to book it down against your move in date and the earlier the better though. But I guess I did not mention to you in my email that I have resumed my new job here in Dublin hence the need to rent out the apartment so that it can be occupied. Settling down into my new role and responsibilities has been a bit hectic but however, I can arrange to meet you as soon as you desire on the assurance that if you like it, you would sign the rental contract, collect the keys and make the payments for the reservation AFTER seeing it. I can fly back to Berlin so that we can meet and I can also show you the apartment and if possible finalize everything. Of course the best bet is to get someone to show you the property but the keys are here with me and also, there are some duties or responsibilities that are not meant for proxies. I deem it fit as a landlord to meet my potential tenants first and get myself familiarized with them because I will be the one they will be dealing with and not the proxy or representative. How do I know and access my tenant character wise if I delegate such assignment to someone else? There are certain questions that I will need to ask my potential tenants which the proxy might not ask so I strongly believe meeting you myself is my duty.


But I need to be very sure that I will not be disappointed if I went back to Berlin. Let me share with you my past ugly experiences. I was there a week ago to show the apartment to some tenants. The first person failed to meet up with me eventually and there was no message from her. The second person called and told me that he has gotten another place to rent after we have agreed to meet and he did not inform me about his new place before I left Dublin. The last person came around to see the apartment but he was actually looking for a free apartment to stay. He has no job and cannot pay rent until when he gets a job so he needs a free place to stay. Meanwhile, this was a man who sent me the screenshot of his bank account balance and promised that he was going to withdraw the money and pay me cash once we meet and everything sorted out. I asked him about the cash he promised to pay and he said he has used it for something else so there was no cash. Because of this, I will not rely on anyone promising to pay me cash when we meet or showing me bank account balances. I strongly believe that he deliberately tricked me to travel down to Berlin maybe he would be able to talk me into giving him a free accommodation. This is so sad and disappointing after wasting money on flight tickets and my precious time despite the fact that I am new on the job here and I am already taking excuses to be absent from work, this does not set a good record as a new employee. I will like to avoid this same occurrence again and I hope you understand how I feel. So you need to assure me that I will not be disappointed if I decided to leave Dublin and show you the apartment. My utmost priority is to get a tenant that will be able to take care of the apartment and also pay rent on time as at when due.


Coincidentally, I was in this same situation when I wanted to rent the flat I am staying here in Dublin. My landlord was in Canada while I was in Dublin and I needed to see the flat so he came up with an idea or a suggestion that would prove my seriousness and also financial commitment because he wanted to be very sure I really wanted to rent the flat before leaving his base in Canada. He wanted to be sure he would not be wasting his money on flight to Dublin and also his time as well. I took his suggestion which at the end of the day was beneficial to both of us and also I was able to prove to him that I was serious and also have the financial commitment to rent the flat. We met at the agreed date, signed all necessary contracts and I was given the keys to the flat. That way, he only got paid the required payment AFTER I saw the flat that I was renting.


So like I said earlier, depending on how urgent you want me to meet you or your move in or probably you want to be sure that the apartment is booked down for you against your move in date, I am willing to fly down and meet you. If you wish, I can tell you all that my landlord in Dublin suggested before we met and I think we can also do same. We both have absolutely nothing to lose at the end of the day. I was actually thinking it would be very difficult to rent out this apartment considering the fact that I am not in Berlin for now but with the way my landlord here handled the process, I am now confident that I can easily rent it out. So, kindly let me know what you think or how we can proceed or if you personally have any of your own suggestion aside promises to pay me cash when we meet or showing me bank account balances. I just hope and really wish you understand my plights in the past.

I am willing to meet you on as soon as we can both arrive at a conclusion because I also need to be focused here in Dublin and face my job but honestly, I do not want to rely on people promising to pay me cash when we meet or bank transfer based on my past experiences which I really do not want to happen again and at the same time, please note that I am NOT asking for payment BEFORE you see the apartment because any landlord asking a tenant to make payments before seeing what he or she is renting is obviously a scammer but with all due respect and humility, I do not think I will like to waste cash and time traveling down to Berlin without being very certain of the outcome of my movement. But let me take my time to explain the idea my landlord in Canada suggested when I wanted to rent the flat I am staying here in Dublin, I believe we can adopt this and try it out. My landlord resides in Canada and I needed to see the flat before I make the payment and he also needed to know my seriousness and financial commitment before he leaves Canada for Dublin to show me the flat so he suggested an idea which was beneficial to the two of us at the end of the day.

He suggested that we should use Moneygram as an intermediary between us that will help to hold the cash (one month rent plus the refundable deposit) pending our meeting. He explained to me that having the money deposited in Moneygram with a receipt as a proof is enough for him to be convinced that I have the cash to pay him when we meet. He asked me to find a Moneygram shop or location in Dublin where I was, go in there and make a request to transfer the agreed sum that I was supposed to pay him to MY FRIENDS NAME as the RECEIVER from Dublin where I was at that time looking for an apartment to Canada where he is based. He instructed that the money should NOT be sent to his name as the RECEIVER yet until AFTER we conclude our transaction so that it will NOT be assumed that he is asking for payment BEFORE I see the flat. And also, Moneygram warns not to send money to a stranger so obviously I would not have sent the money to him since I have not met him by then. All he wanted was the proof of cash availability. He also explained the reasons behind the suggestion.

He explained that firstly, the money would be kept in the custody of Moneygram and it can be easily collected back immediately the transaction is concluded. Secondly, the RECEIVER should be a name known to me alone (my friend's name) and NOT his name because as a standard rule from Moneygram, before any receiver can receive the cash from Moneygram, a government issued identity card is needed and the money can only be collected by the receiver whose name appears on the ID card. If the money is sent in his name as the receiver, he can collect it but since it will NOT be in his name, he will NOT be able to collect it since his ID card does NOT have the SAME name on the ID as the receiver and the cash can be in the custody of Moneygram for a long time except if the SENDER (which in this case would be me) goes back to withdraw back my money.

He further explained that I should send the receipt from Moneygram to him after the transfer and he would confirm online that the cash is actually available for pick up in Canada and then he would be on the next available flight to Dublin. Then, after we might have met and finalized everything and I am okay with the flat with all documentations and contract signed, I would then put a call through to the Customer's Service of Moneygram and I can change the name of the receiver from the name I initially used as the receiver to his name so that he would be able to cash the money with his own ID card when he gets back to Canada. If eventually I did not like the flat after everything, then he promised to refund back to me the transfer fees charged by Moneygram and I can also go back to Moneygram, cancel the transaction and withdraw back my cash as I have the right to do that as the SENDER. He however gave a very important warning which is a form of security; he asked me to cover or blank out the first name of the receiver on the Moneygram receipt and leave only the SURNAME of the receiver with the REFERENCE NUMBER because there are just the 2 items needed for him to track the availability of the cash online. The reason is to erase the thought that he could go to Moneygram and receive the money if he knew the full name of the receiver but if he knows only the surname, it will be difficult for anyone to go to Moneygram and receive the money without the complete names as they have it registered on their system. And I guess it will only take a magician to know the first name blanked out or covered on the form.

So all I did was just to locate a Moneygram location in Dublin where I was then and I sent the agreed amount to Canada using a friend's name as the RECEIVER and myself as the SENDER and this process took less than 10 minutes to complete. I used a friend's name so that he will NOT be able to cash it until when the receiver is changed to his name and I covered or blanked out the first name leaving only the surname. After the transfer, I snapped the receipt from Moneygram to him and he notified me that he has confirmed online the availability of the cash with Moneygram using the receiver's surname and the reference number. He told me he actually did the online confirmation several times from Canada even until when he was already in Dublin so that he can be very sure that the cash is intact as agreed. We met in Dublin and I saw the flat with my eyes. We finalized everything after which I put a call through to the Customer's Service of Moneygram and I changed the receiver's name from my friend's name to his name following the instructions given by the Customer's service person and he was able to cash it when he got back to Canada.

I have now adopted the idea and I believe we can do the same here. No one loses anything at the end of the day. All you need to do is to simply follow the same line of action I took by locating a Moneygram shop or agent over there and request that you want to make a transfer to a FRIEND. You will be given a transfer form to fill where you fill in a friend's name known to you alone as the RECEIVER and also to be received in Dublin. You will hand over the cash equivalent to the Moneygram agent and you will be given the receipt. This process takes less than 10 minutes to complete. After the transfer, kindly blank out or cover the receivers first name and let me have the scanned copy of the receipt from Moneygram so that I can also confirm the availability online. After that, I will be on my way to Berlin so that I can meet you and also finalize everything. If you are satisfied with the apartment and all papers signed, you will put a call through to the Customer's Service of Moneygram and change the name of the receiver to my name so that it can be cashed in Dublin after our meeting when I get back and if you are not satisfied with the apartment, you cancel the transaction with Moneygram and withdraw your money back. It's as simple as that.

The Customer Service of moneygram is +44 800 026 0535. You will follow the voice command and press 3 where you have the option to amend your transaction. Please note that you will have to visit an agent to do the transaction and it is after that you will change the receiver.

This way, you are NOT paying me BEFORE you see the apartment and I will only be receiving the money AFTER you have seen the apartment, sign the rental contract and everything else is okay. I will also pay you back the transfer charges whichever way it turns out. I believe its a fair deal for both of us even though you are the one at the advantageous end because if you do not like the apartment after seeing it, you can go back to withdraw your money when you get back to your base and I also pay you back the transfer charges so you have absolutely nothing to lose but I cannot recover back the time spent traveling down to show you the apartment.

This is just a measure to ensure that there is cash and financial availability to lock down and reserve the apartment and also to give the guarantee that everything would be concluded once we meet and you like the apartment. Please note that you are NOT to keep the money with Moneygram in my name but in the name of any FRIEND of yours as I am NOT asking you to pay me BEFORE you see the apartment physically. It is a known fact that any landlord asking for payment before a tenant sees an apartment is not trustworthy. People have been warned about this severally by rental websites. Also, remember to cover the receivers first name and leave the SURNAME and the REFERENCE NUMBER so that I can use that to track the availability online. With this, you are certain NOBODY can pretend to be the receiver and go collect the cash at Moneygram except if the person is a magician to have known the other NAME you COVERED.

However, I would need you to consent to this proposition before I can prepare rental contract. And like I mentioned earlier, if you have the right contact or reference, you can get jobs easily in Berlin.
