The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I wouldn't want you to get me wrong and am not asking you to pay before the viewing, the idea of making a confirmation of your financial ability is not only my idea, my lawyer and i decided to use that process and i can't violate my lawyer procedure. I am a God fearing woman and i am not after your money. I have my own work and i earn enough money for my family and also to help the less privileged.

However, i didn't want to collect any money from you as long as you have not sign a contract neither have i taken you round my flat. All what i request of you is to transfer the deposit to someone close to you through the western union Transfer outlet, once you've done that, you get back to me with a scan copy of the transfer receipt so that i can forward it to my lawyer to confirm if the transfer is valid.

After the confirmation might have been made by my lawyer, i will ask you to tell your friend to pick up the money and schedule a convenient day for the viewing. If eventually you don't want to proceed with the rent, i promise to return the cost of the transfer without any deduction.

Thanks for your reply and the sincere interest you have in my flat. I am willing to have you in my flat as long as you pay your rent at when due but it is unfortunate that my past bitter experience of inviting people to come and view or reserve my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled and this has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where I work with M. Gould (Scunthorpe) Ltd.

Some potential tenants do not have the money to pay their rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in London,also some do not meet up with the appointments which has led to the dismissal of some landlords in their place of work by their employers and can’t afford to find myself in a similar position.

Henceforth, my lawyer and I have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement and i wouldn't want to collect any money from you before the viewing, but you will be required to transfer minimum of 1 month rent together with a security deposit of £ 500 which is refundable after your 1st month stay in my flat through the Western union money transfer. You can make the transfer with your name as a sender name and your partner or friend in UK as the receiver.

Once you have done this, scan the receipt to me so that i can forward it to my lawyer to verify if it's truly genuine and available in your friend's custody, after verification, then we can proceed for the viewing. Note that my lawyer must confirm the transfer valid before the receiver picks up the money. Nevertheless, I will refund the transfer charges by western union to you.

Here is my passport as well as my proof of address my home in Manchester,What you have to do is go to any nearby Western union to where you are staying with £900 cash with you and when you get to the outlet. Once get there, Just pick a form and proceed to filling it and if asked what you are sending it for, tell them you are sending it your junior brother or any of your family or your friend that can accompany you for the viewing or you can use them as a sender and your name as reviver, after that they will give you a payment slip to fill, below is what you will fill on it;
Sender's name: Your name
receiver's name: Your address
Sender's address:Your friend or relative name
Receiver's address:Your friend or relative address in London
Amount to transfer: £900
After filling the form, you will give the agent the money and the form,
they will give you a payment receipt and this is what you will scan and
email to me for confirmation and once i confirm, I will buy my train
ticket down to London immediately the same day and email it to you so that you can know the time i will be arriving into London for the viewing. after the viewing if you like my flat, you will sign my tenancy agreement form, we will look for any nearby outlet very close to my flat and you will collect your money out, pay me in cash, Let me know if you fully understand it now so that we can proceed.

I will tray to do as you sad to me on your recent e-mail tomorrow morning. But I have to tell you I never did this what you saying. I don't really understand , how I gonna do that, how the clark will not charge anything for the transfer.
For £900.00 is a lot of waste money the transfer. But as I sad I will tray. But I think you haven't seen my video what I just sent to you.
Or we can do easily if I just go to the flat and someone show me the flat. So you don't have to come to London just for viewing. And for that person I can show the money and he/she can confirm for you the money I have it.

If you dont mind, when I like the flat and, before, how I will pass you to the £500 deposit as you sad, and £ 400 one month rent . I like to see your ID or your passport and two separate utility bill which is registered to your name.
Like: tv license, water bill , gas bill, phone bill.

So I can read it normally, because, I took mush more longe, and understand, which is more long ( hours)

I currently work in Manchester which is the the main reason I want to let my flat out.

I'll need to know before coming from Manchester come down London to show you the flat.Before coming down to show you the apartment.Due to previous predicament that I have gone through in the past trying to rent the property to some students,I have got to realize so many people are not really in need of an apartment all they do is secure a place in advance, My last experience in trying to rent the property to a particular lady had got me to predicate on these,she made me believe she was willing and ready to get the apartment she even went to the extend of showing me her statement of account,which made me took her for the viewing but after taking her for the viewing,she saw the apartment and got to love it and never wanted to loose it,so she kept pleading i retain it for her because she is not financially composed at the moment,which i did but end up disastrously. I will need to be sure of your readiness and capability i.e if you will be able to pay for month rent plus security deposit (£400+£500=£900)Therefore,I will want you to make a transfer of a month rent plus security deposit (£400+£500=£900) by going to the closest Western Union outlet that you know is more nearer you can send it to your friend or someone that close to you and make the transfer the sender as your name and the receiver will be your friend or any of your family members and you can also make them as the sender and the receiver will be your own name. so with that would believed how much you need my property for the viewing and you are ok with the flat, we proceed by signing the contract/tenancy agreement form and handover the keys to you and we go to the closest Western union outlet closer to my flat to pick up the money and you pay me hand to hand as i will be ready to show you the flat and have your receipt and tenement agreement form ready as soon as i get the receipt of the transfer you made to yourself via Western union that show that you really make the transfer and it is available to be pick up by you .

I do not want you to have the feeling that I'm asking for money before you see what you are renting because I know that payment is meant to be done after you have seen the Flat and okay with it but most tenants I have invited for the viewing, is either they cannot afford the rent or security deposit that's why I want to be sure before coming down to show you the flat.This is the reason you are not doing the transfer into my account and to let you have confidence that your money is safe and secure,God forbid if anything happens to your money you can easily go to my bank to lodge complain in order to have your money back but I'm assuring you that everything is gonna be alright ok. If you are ok with this arrangement you can let me know so that you can make the transfer with a family or close friend and once it's confirmed I will come down to show you the flat.You will need to scan the copy of the deposit slip to me as a prove And to let you know.I will want you get back to me if you are ok with this arrangement so that we can proceed.I will be looking forward to hearing from you.

When you get to the Western union you don't tell the agent that you want to make a transfer to show proof of a flat as the transfer cost will be very exorbitant when you tell the clerk that, so and you don't tell them anything when you get there and proceed to make the transfer with your friend.
