Thanks for your email query regarding my property and I'm sorry for the delayed answer.
My name is Jennifer Dawson and I’m 44 years old. I went with my work for a 7-year contract in Calgary, Canada so I need a responsible tenant to move into my property and maintain it during my absence. The property is rented unfurnished. It consists of a living room, a kitchen, 1 bedroom and 2 bathrooms with an area of 1,245 sqft (see photos: https://postimg.cc/gallery/22dlajqig/). The rent is $750 per month including all utilities (gas, heat, water, electricity, trash removal, cable TV and internet). The security deposit is $750 and is refundable if there is no damage or loss after packing out of my apartment. The lease is flexible, with a minimum stay of 6 months to a maximum of 10 years. I have no problem if you have pets, as long as you clean up after them.

In the meantime, you can confirm the following:
· How many people would be living at the property?
· When would you like to move in? (exact date)
· What term/length lease would you like?
· When are your most suitable times/days to view the property?

If you are linked to another lease and you can not move-in immediately, let me know and we can settle an agreement.

Thank you very much for your response!
I'm very excited to have you rent my property, but I'm currently in Canada and I can't travel and meet with every potential tenant. Last week I came there to meet with some couples who were interested, but no one was present at the meetings; and I think you can imagine that it's not very comfortable to fly back and forth from Canada to the US, especially when work commitments are made. So if you're interested, I can arrange the rental process through Airbnb - an international company that deals mainly with apartment rentals. We can organize an inspection through them in the next few days, and then, if you like the apartment, we can prepare the rental agreement and set the date of your move-in. I am paying Airbnb fees, so there will be no extra cost for you.

If you want to go ahead with an inspection, I will need your contact information (name, current address, phone number) to open a reservation via Airbnb. Then you will receive an invoice from Airbnb containing all the rental information and payment instructions to secure the property. You will need to send a down payment of 1 month's rent and the security deposit to Airbnb in order to confirm the booking. After you complete the payment, Airbnb will contact you to schedule a suitable date and time to view the property. The payment is a simple formality and by paying you are not obliged to rent the property, as Airbnb only wants to verify your identity and to have a confirmation that you have the funds available if you decide to rent the property.
Once the inspection is done, if you are completely satisfied with the property, all you have to do is sign the rental agreement and you will receive the keys of the property.
If however you decide not to rent it, in case there is something that you do not like, you can have a full refund in the same day, but I assure you that the property is exactly like in the pictures, very beautiful and clean.
