Re: 3 bedroom house in Brough

Hi xxxxxx,

Thank you for the reply. I was wondering if you understood my last email? Having mentioned in my previous email, i have been let down by many unserious people messing me around with viewing as many don't turn up at the time scheduled while many do not have money to pay for the deposit which is at the highest point of frustration and i am not willing to let such happen again. For this singular reason, i strongly advise you should therefore expect to make an upfront payment of £600 as the holding deposit to signify that you are serious with your approach to rent the property. Once i have received the deposit, the property will be placed on hold until we meet for viewing in order to finalise letting agreement and when you become a tenant, the holding deposit will be credited to the security deposit.

Having paid the holding deposit doesn't mean you must rent my property after the viewing, if you decide not to proceed with the rent, then i will refund the deposit to you immediately. Please let me know if you are willing to proceed with the upfront payment now? Otherwise, i advise you look for other property in order to avoid time wasting.

I will appreciate your swift reply.

Regards,
Rebecca

Thank you for the reply. As regards your question, the rent is £850 monthly
includes all utility bills except electricity which is on prepayment meter.
However, the property is available for long term and i am renting the
property out because i have just moved from Oxford to South Warwickshire
where i currently work. I work with The South Warwickshire NHS Foundation
Trust.

I am looking for a straight forward prospective tenant that could take good
care of my property and all the facilities. It was unfortunate my past
experience with people messing up with my time and do not turn up for
viewing appointments, i need to go extra cautious about my time, efforts
and reliable tenant selection, which is not wrong. However, my solicitor
would need some information from you to draft an Assured Shorthold Tenancy
Agreement which you will read, print and bring along when you're coming for
the viewing. Details needed are:

Your full names (Your name/brother's name)?
Current address?
When you want to move in?

Please get back to me with these information so that i can tell you how to
proceed. I have another interested candidate but she doesn't sound serious,
she came for viewing 8 days ago but i think she didn't have enough money
for the security deposit. Please let me know if you have other options
because i wouldn't want to schedule a viewing with you and get disappointed
at the end of the day. Thanks for your interest.

I look forward to hearing from you.

Regards,
Rebecca

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
