Bogenhausen, die monatliche Miete beträgt 800 Euro + 1600 Euro (Kaution),
alle Nebenkosten sind im Preis inbegriffen, aber es liegt in Ihrer

Ein paar Worte über die Wohnung.
Die Wohnung befindet sich 5 minuten zu Fuß zur U-Bahn (U4)
Böhmerwaldplatz, und Bus Haltestelle für Linie 59. In 15 minuten sind Sie
im Stadt zentrum. Zur Füß erreichen Sie der Enninger Anger park auch die
berühmten Englischen Garten, sowie viele Cafes, Restaurants, Supermärkte
und Apotheken.
Entschuldigen Sie bitte meine Schlechtes Deutsch, aber ich habe einen
Ubersetzer.
Ich würde mich freuen, wenn wir von nun an auf Englisch sprechen können.

Hello and thank you for your reply.
After discussing with my wife and gone through all the messages from other
persons interested to rent, we decided that you are perfect to become our
tenant and we will be more than happy to rent our apartment to you. I will
start by asking you to read the entire message because if you agree to
rent my apartment it's VERY important that you understand and accept the
terms. As we live in Sweden, we can't come to Germany to meet potential
tenants at any given time, we want to be sure that you have serious
intentions so we want to be able to check your financial ability before we
set a date for the apartment inspection.. We are not implying that you are
not a serious person, you are our no 1 option by far but two weeks ago we
had a meeting with 3 potential tenants and they all came with ridiculous
reasons of lowering the rent or were looking for someone who will move in
Germany at the end of May. To avoid going trough all this again, we
prearranged a secure and transparent way to finalize the rental process
online, trough https://pay-rent-europe.com. It's a reputable service that
can be used for transactions such as ours, they already verified my
identity and the apartment is eligible for their rental protection
program, any financial transaction is fully insured, it's free for the
renter and also gives you the chance to inspect the apartment and have 48
hours to decide if you want it or not. The whole process goes like this:
1 - You give me your full name, a copy of your ID and let me know the
approximate date when you want to inspect the apartment.
2 - I initiate the rental procedure trough Payrent service and they
contact you with the transaction details and payment request. You will be
required to send 2400 Euro to their bank account (representing first month
of rent + 1600 kaution). Please note that this is not an advance payment;
by paying you are committing to anything, you are not obligated to rent
the apartment or to sign any contract. You will decide after you inspect
the apartment.
3 - After the payment is confirmed and locked in Payrent custody, I or an
assigned agent will come to meet with you, for the apartment inspection.
You have 48 hours to decide.
In conclusion: The money will remain in Payrent custody until you inspect
and accept the apartment. If by any reason, you will decide not to rent
the apartment, you will receive a full refund, within 24 hours.
Please note: Because recommendations, Schufa/Bank statements and locked
accounts can not be verified online in real time (they are just copies
that can be tampered with) I will NOT agree to set up meeting before I
receive the notification from Payrent that you confirmed the money
transfer as explained. If you do not plan to move immediately (you have a
notice at your current apartment), I will reserve the apartment for you,
with the condition to meet and sign a contract. I forgot to mention that
the rent includes all utilities except parking and wifi+tv (which is about
20-25 euro from Deutsche Telekom) and that the apartment can be rented for
any period.
