Thanks for the email address provided, I own a clean and bright 4 bedroom house within an easy access to transport links and local amenities. It benefits from gas central heating, a fitted kitchen with fridge/freezer, dishwasher, gas oven and hob.

My house is furnished with a parking space but you can rent it part furnished or unfurnished if prefer.

The bathroom is tiled and has a shower over the bath, mirror and towel rail. Please find the photos attached with this email, i took the pictures 8 days ago so they reflects the most current condition of the house.

My house is located at Siloam Place, Ipswich, Suffolk IP3 0FE.

The rent is £700 Per Calendar Months and the refundable security deposit of £800.

Thanks for your prompt reply. As regards to your request, i can place call through at the moment due to the nature of my work BUT i response to email intermittently. In case you wondering why the rent is so cheap, i am a private landlord but i don't live in the house so i am not really after high rent! All that i am after is a quality tenant that can really take good care of my house. However, i am renting the property out because i have just moved from Nottingham to Coventry where i currently live and work with Coventry and Warwickshire Partnership NHS Trust.

However, i am looking for a straight forward prospective tenant that could take good care of my property and all the facilities but it was unfortunate my past experience with people messing up with my time and do not turn up for viewing appointments, i need to go extra cautious about my time, efforts and reliable tenant selection, which is not wrong.

My solicitor would need some information from you to draft an Assured Shorthold Tenancy Agreement which you will read, print and bring along when you're coming for the viewing. Details needed are:

Your full name?
Current address?
Preferred move in date?

I would like you to get back to me with these information so that i can tell you how to proceed. A prospective tenant came for viewing 8 days ago but i think she didn't have enough money for the security deposit. Please let me know if you have other options because i wouldn't want to schedule a viewing with you and get disappointed at the end of the day. Thanks for your interest.

Presentable 1 Bedroom Flat For Rent In Fulford Road, York North Yorkshire, YO10


I have attached the tenancy agreement, find the enclosed document files with this email. Please read through the Assured Shorthold Tenancy Agreement and let me know if you are okay with the obligations?

At this stage, i will be available to meet with you for viewing at 6pm on Thursday as I would need to come down to York to take you round my property but i have been disappointed in so many ways in the past, some prospective tenants do not have the money to pay the deposit yet they disturb the landlord to arrange a viewing and some do not meet up with the appointments.

However, i will appreciate if you can make payment upfront towards the holding deposit "security deposit" and you will pay the rent on move in day. Once i have received the holding deposit, the property will be placed on hold until we meet for viewing in order to finalise letting agreement. Having paid the holding deposit doesn't mean you must rent my property after the viewing, if you decide not to proceed with the rent, then i will refund the deposit immediately without any deduction. Please let me know if you are willing to proceed with the payment so that i can provide to you my bank account details.
