We really appreciate your reply and the interest you have in renting our flat. My lawyer and i have concluded on conditions for intending tenant to be met and we have agreed to rent the flat to you as you have promised to take care of the flat. However,it is unfortunate that my past bitter experiences of inviting people for a viewing or making a reservation without any form of confirmation of their financial ability and seriousness and most cases not keeping to agreed time as scheduled for viewing,which had brought me a lot of inconvenience. I have to travel all the way from Ireland to take the so called interested candidates round my flat , because i actually work and live there presently.

Some outside tenants do not have the money to pay the rent and yet they disturbs the landlord to arrange a viewing with their friend or relative who lives in London, likewise some do not meet up with the appointments as scheduled.

Henceforth, my lawyer and i have decided to carry out a simple test on seriousness and financial ability to pay for my rent before coming for a viewing. I would not ask you to send your bank statements or pay slip . But the 1 month rent £600 plus the security deposit £450 which is refundable after your 1 month stay in my flat, would be required from you to be transferred through western union money transfer agent to your trusted friend or relative in U K premises.

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt which i will send to my lawyer to verify if it's truly genuine and available in your relative or friend's custody, after the verification by my lawyer, then we could proceed for the viewing and thereafter you can as well tell your friend or partner to pick up the money and I promise to refund you the cost of transfer if unfortunately you dont like my flat when we shall meet. This person asks for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union payment to a friend or family member.

Sounds safe. It's not!

At other times, this person asks for a deposit payment via Western Union and they will send the keys through a courier company.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I almost fell victim to 2 very similar scams in Oxford, UK:

What you need to provide as the proof is very simple,I am only in need of a confirmation proof,And these is due to previous predicament that i have gone through in the past trying to rent the flat to some students,i have got to realize so many people are not really in need of an apartment all they do is secure a place in advance,My last experience in trying to rent the flat to a particular lady had got me to predicate on these,she made me believe she was willing and ready to get the flat she even went to the extend of showing me her statement of account,which made me took her for the viewing but after taking her for the viewing,she saw the flat and got to love it and never wanted to loose it,so she kept pleading i retain it for her because she is not financially composed at the moment,which i did but end up disastrously.
So for me to reserve the flat for you,you will have to transfer the total one month rent plus the deposit to any of your friend/partner here in Oxford through Western Union Money Transfer,and as soon as you get it sent just get back to me with the receipt issued to you so i can confirm it,Once I confirm the details,i will get back to you to get your friend/partner to go and get your money for you and would contact my lawyer then we will proceed with the viewing. And after viewing if satisfied with what he/she sees. Then the apartment would be reserved for you till your move in date,and when you arrive,you can now pay me in cash or check or make a standing payment and in exchange for the keys to the flat and at that point i will refund the charges incurred in the process of the transfer back to you. Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing. I would not ask you to send your bank statement. At least 1 month rent and the security deposit of £ 400 which is refundable after your first week stay in my flat, would be required from you to transfer through Western union money transfer agent. You can make the transfer with your name as the sender and your partner or friend's name as a receiver in UK.

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt as i will send it to my lawyer to verify if it's truly genuine, after verification, then we can proceed for the viewing.

Note that the confirmation must be made before the receiver picks up the money and also, i will refund back to you the cost of transfer when we meet.
