Hello,

Thanks for the interest shown in my flat. The room is still
available and the period you need the room is perfect for me as well
as your move-in time. I would be glad to have you around as my flatmate.

Room is well decorated with a Central heating and Electric fans,
Wall wardrobe, desk&table, has internet services, telephone, and
there is a WiFi services and plenty of dresser space. The room is
with its private bathroom& toilet for your personal us only for you
to suit your specific need.

The flat is a three-bedroom flat located at 53 Harley St
Paddington, Greater London W1G 6AY, UK and the closes tube station
is Regent tube station, Oxford Circus station which is just a
5minutes from the flat. Excellent transport links, located closer
with available night buses also safe at night.

The rent is 88.00pounds a week and 356.00pounds for a Month which
includes all council tax/bills like
gas,electricity,water,internet,central heat,cleaner and security(you
would not have to pay extra bill) A refundable security deposit of
300pounds is required which would be refunded back to you in full
after moving-in.

You would be sharing the flat with me. I work with a Insurance
company. I'm very sociable open-minded and outgoing, yet considerate
and tidy, and looking for someone, peaceful and friendly, male or
female. I have had various international room mates in the past and
we really got along well.

If you think we suit what you want,i would want you to send the
following information to me so that i can forward them to my
Attorney so that they can be included in the Agreement/Contract
papers that would be prepared for the room:

This person asks for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment either to him, your friend or a family member.

Sounds safe. It's not!

At other times, this person asks for a deposit payment via Western Union or Moneygram with the promise that they will send the keys through a courier company.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Thanks for the interest you have shown in taking the room.

You sound nice and friendly i feel it would be nice having you as a
flatmate and i believe we would get along well. That would be good if
you would like to take a seven weeks rent first and the period you would
love to stay is fine with me.

I will go to the housing Committee lawyer to pick up a draft tenancy
agreement for the room to Send to you so you can review the Terms and
see if they are ok For you or if you will like Anything to be added or
removed. I have also attached my picture for you to see your flatmate.

My flat is a conducive one where you can stay and your girlfriend is
highly welcomed to visit you for sure. You are surely going to feel at
home. I do hope the rent charges will not be an issue, because I'll be
charging an adv payment of security deposit which I'll refund after you
move in.

I'm fine with you moving in as soon as you arrive and I have also
stopped replying other inquiries about the room because i believe we
would get along just fine. It would be lovely to have you as a flatmate.

Thanks for the interest shown in the room, it would be wonderful having
you around
soon. I have now attach the agreement, Please, read carefully and make
sure you
understand all details, then you would have to fill the forms also append
your
signature where necessary and send it back to me quick so i can return to the
housing Committee office for documentation .

I have also attached my council tax bill from the Westminster council here
in London
for your reference so as to clarify that i am the true owner of the flat.
I hope you
understand my point? I had to take my time to explain all this to you
because my
Attorney asked me to.

We now move to the financial part. I will need you To make payment for the
security
deposit Like I told you before..the Security deposit..so I can settle All the
council charges and housing Committee fees and send the Receipt to you so
that you
Will have no problems moving In when you get here. Bank to bank transfer
takes
several weeks to reflect and sometimes don't even reflect and this could
cause
misunderstanding between sender and receiver. That why my solicitor
advised me on a
safe, fast and reliable way to make the payment.

Please send the funds via a Money Transfer Service like Money Gram or Western
union..and send the transfer Details to me with the Reference Number and the
Sender's Full Name so I can receive the Cash easily here..
