Room for Rent and other rental scams

This guy/gal was offering amazing rates for a 2 bedroom apartment in Kingston. I googled his name and the word 'scam' and found people who had been scammed into sending him money...

I appreciate your interest in renting my apartment... I must apologize for the long email that i send you, but renting it is important to you, and I want to try and give you some insight into who I am and about the home you are renting.


My name is Raymond Amber and I'm the owner of the apartment, I love this apartment and it means a lot to me. It looks exactly like in the pictures. The apartment is paid in full and with NO legal problem, I am telling you this because with this financial crisis there are many apartments with problems.


The apartment is very close, in walking distance to local transport, bus metro etc. has just been renovated, totally finished, flexible lease, is nice, clean, quiet, has all the facilities and the utilities a man needs including electric Utility, Cable TV, Parking, Laundry in the bldg, Air conditioning, high speed internet, workout facility, well behaved pets are allowed.

As a result of this I want to rent it, for this period, at this price and also to find the perfect person for my apartment. I just want to find the proper tenant, someone who will treat and care my apartment like it was his own.

I was considering this apartment, but it seemed too good to be true. I had still inquired about it out of curiousity, and was sent this email.

In order to check the apartment, see if you like it (I'm sure that you'll love it), you need to receive the keys and the contract. The apartment is ready for you. You can move in the apartment in the same day you receive the keys and the contract.



The rent terms are simple, I will explain to you step by step how this will work:



In order to start the transaction, I need to know your shipping information (i.e. name and address). With the information you'll provide me, I will go at Interlink Express (http://www.interlinkexpress.com) office and leave the keys and the contract in their possession and start the process.



The shipping will be done by Interlink Air Express. Interlink Express is a worldwide delivery company. I use Interlink Express many times, and find they are helpful, polite, efficient and on time. I have never had a problem, everything went smooth. Interlink Express are the best by miles. When they say they will deliver a parcel on whatever date or time, it is delivered!

After receiving this, I sent another email, and then this arrived in my inbox, timed at the exact time of the previous email.


I request a safety deposit - $500.00 - they will be the payment for the first month of rent. I accept payment though Interlink Express Service, which will ensure the funds and hold them.



I will not receive this deposit, the payment details will be unavailable to me, i will get the payment only if you decide to rent the apartment... if you do not rent the apartment you will get the money back the same day! These details will be kept in escrow until the delivery is made and the inspection is completed.



Basically the money will be sent to them and they will keep the money until you will receive the keys and the contract and only after you will inspect the apartment they will forward the money to me.



You will have the chance to inspect the apartment 2 days and decide either you keep it or not. If you decide to keep it, the Interlink people will release me the funds, if NOT, you only have to return the keys to them, they will refund the money to you and the keys back to me, on my expense!



If you agree with the rental conditions, we can get things started. This way I will also reserve the apartment for you and refuse other offers.

Thank you so much for the info on the rental scam this person is trying to run in Kingston. I was skeptical but your posting saved me from getting involved further with this loser. I was dealing with this guy "Bill Walles" that contacted me through my Queen's email address, which I'm not certain how he attained.

Pretty much the exact same emails as you received (I have posted them below)


Email 1:

I was dealing with this guy "Bill Walles" that contacted me through my Queen's email address, which I'm not certain how he attained.

Unfortunately, once your email address is out there on the internet it can be harvested by scammers one way or the other:
- Did you use it with your FaceBook account?
- Did you use it on an online auction site?
- Did you sign a guest book?
- Did you use it when buying something online? Some companies have no qualms about selling their clients' email addresses on to other companies whose only business consists in collecting addresses and selling them on in bulk.

Looking over the ads I responded I may have responded to him using my Queen's email address. Otherwise I have not used it as a login for any social networking site or website, other than Queen's emailing service. So, I must have used it as the correspondence email address for his/her ad.

I am definitely relieved this person did not get the best of me.

This guy is still going..
I replied to an ad on kijiji, Bill Walles sent me the exact same emails, wouldn't even give me the address of the apartment until I gave him my profile. We almost went through with it (because we are students and need cheap rent) but we were going to ask the shipping people to meet us there and we would give them the money after. I was pretty sure this was a scam from the start, but I'm glad I googled his name + scam to be sure. He took down his ad on kijiji pretty much right after I responded to him, saying he was getting too many emails. Anyway, I'm going to report him to the police, hopefully we can get this guy stopped before he scams more people. This is the email he used for me: [email protected]

We are glad you found us too mkris08. It warms my heart every time I hear of someone who did not send money to a scammer. We appreciate you sharing your story for others to find and not be trapped by this scammer.

I hope you were able to find a legitimate apartment to rent. :D
