This person asks for a deposit to secure the property.
This deposit is in the form of a Western Union or MoneyGram payment either to him, your friend or a family member.
Sounds safe. It's not!
At other times, this person asks for a deposit payment via Western Union or Moneygram with the promise that they will send the keys through a courier company.
In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
Hello
Yes, the flat is available for the time you need and come with all equipments. Please, arrange your travel and tell me what the day you will arrive in Paris is. I and my husband will receive you. I use to do it with people, most of time american and canadians, who rent my flat from abroad. Everything you will need to live is there. You will just need to bring your teethbross. . If you are interested with the rental, If you are definitively decide to take the flat , then the next step will be to make the commitment for the apartment so that it could be reserved for you, because, by experience in the location, a lot of person don't have the money to pay for the rent but they insist, they insist that the flat should be reserved for them but when I do it, after they tell me another story or they don’t just give any news of them, anymore. That is to avoid this sort of disappointment, me and my husband thing that It could be great if you can be able to afford the advance reservation.
About the reservation and deposit, you should know that anything we do must be lawful. Normally, the French laws require filing a sum of months’ rent for the booking and the deposit guaranty per check. We call it in France a “ cheque de Caution”. Most of owner you will deal with in Paris will ask you to put down this check to reserve the flat. Of course, This check is return back at the end of the lease.
In clear, in France, the law provides that, in the rental housing, when someone is interested in a home and wants to rent, he have to deposite a check deposit (a check French preferably) months rent to reserve the apartment and to the security deposit. This deposit check is deposited for a home that rents and it is forbidden for the owner to put in the bank, since the check is returned to the tenant when the housing is provided. This is a check not cashed by the landlord gave the tenant of a housing owner to secure housing. This practice is common security checks in France. The filing of this check is indeed proof of the conclusion of an oral lease, which, if its existence is recognized, has the same value as a lease in writing (in this case is governed by specific laws and regulations) .
The amount of the check used to cover unpaid rent, in case of nonpayment of rent for rent months .. The security deposit is security for the owner who rents the apartment. It is not cashed and is returned when the tenant left if the rent was paid regularly. When the tenant are going, the owner must return his check after collecting the keys. The check deposit of rental is only for the owner to be compensated in case of months' rent unpaid. The owner is entitled to cash the check for deposit. But he has no right to cash this check if you normally pay your rent. And at the end of the rent, your check will be delivered by hand. That's how it happens in France. And for those who are not in France or not have French check, we ask them to make the international wire or to give the international casher check to reserve the flat and as security deposit.
And as you're not in Paris, it will be your case. To reserve the flat, you have two choices: to make international transfer or you can send us this check by mail international recommended quickly to our address in France as the studio is booked for you. .
Since you are not in Paris and as you don’t have a French check, to book the flat for you for the period of your stay in Paris, I suggest to confirm me your interest of the flat by sending me an international cashers check in France to be sure each other. By my side, I will be sure that I have somebody who will take my apartment. And by your side, you will be sure that you have an apartment for your stay in Paris. According to the Law on property rentals in France, As soon as I receive the check, I will send to you a certificate of reservation. This certificate will have the same value as the contract. I can send it by fax also, like you want. And, in the day of your arrival in PARIS, we will be able to make face to face the definitively Agreement/contract between you and me together.
Concerning the keys, they will be give to you on your arrival. On that day of your arrival, we (I and my husband and taugther) will be in the flat to wait for you. You will come from airport straight to the apartment and you will have two key of the apartment, one key of mail box and the entrance code. If you agree with this arrangement, I am ready to give information which you will need to make the bank transfer for you reservation. The transfers spend only two days. And as soon as I receive your reservation, I will book the flat for you for your stay times in Paris and I will prepare a lease contract for the flat.
I send you here attached my photo, so that you have an idea about me and my family. I send you also a copy of the contract wich I use to sign with people who rent my flat. It is the same contract we will sign, if you are definitivly interested for the flat and want to rent it. It is in French, but, please, try to read it and to understand some clause before any engagement.
Till I read from you.
Warms regards.
