It can be inspected and rented by a confirmed reservation which you can keep for up to 30 days with exclusivity. Within the reservation period, the offered property will not be displayed to other customers.

Based on such a confirmed reservation a meeting might be possible this week on Saturday and Sunday, but depending on how quickly we can enroll and confirm for you the reservation process. Alternatively we could meet the next week starting with Tuesday/Wednesday, and I can be rather flexible about the hours. Later dates are possible, depending on availability.

During the appointment I could be accompanied by a colleague that speaks German fluently so language will not be an issue. Support in other languages can be made available on request.

On this occasion we will present you in detail all the specific property rules, relating e.g. to smoking, pets, subletting rooms, structural changes and redecoration,the Landlord’s duties, with regards to maintenance and repairs, the minimum notice period for terminating the contract, the inventory list, additional costs and / or utilities (e.g. energy (gas and electricity), water, internet, phone).


The minimum rental period is of 1 year, with no upper limitation. Still, for multi-annual contracts it will be specified the provision for future rent increases after the initial rental agreement period.

The property can be taken over from the 15th of April. Later dates are possible too, depending on the terms agreed prior.

To start the reservation process, we will require from you the following details:

* We will fill in a preliminary rental agreement in order to schedule the reservation.
* You, as a possible tenant, will receive a notification that contains a Transaction ID number that will give you access to the Customer Area on our website.
* At this point, you will have to deposit with our partner notary the first month of rent plus one month of guarantee, meaning 2.700,00 EUR.



On a final decision to rent the property, at the signing of the rental agreement you will be required to pay the remaining rental security deposit.


For renters that cannot provide a proof of income, bank statement or credit history we will require a Bürge – a guarantee that someone else will pay your bills and rent if you cannot. Details will be presented on site, at the first visit.


During the visit (or prior, if available), you can send us the following documents:



- Ausweiskopie - A copy of your Identification or Passport;

- Mietkostenfreiheitsbescheinigung - Proof of no previous rental debt;

- Gehaltsnachweis – Proof of income;
- Schufa Selbstauskunft – Credit History (if available).

After visiting the property:

If you decide not to rent the apartment, the warranty deposit (first month of rent plus one month of guarantee) can be reimbursed into your bank account even on the same day that you are visiting the property, or in the same day that you will notify us of your decision (*within the 30 days time frame from this first visit on site). In this case the preliminary rental agreement shall become null&void.

If you decide to rent the property, the warranty deposit will be transferred to the owner of the property and you can move in the apartment from the day commonly agreed and stipulated in the rental agreement.

We will provide support during the entire period of the contract, stating with (for example) the proof of residence certificate (Wohnungsgeberbestätigung), in order to register your new address with the local citizens' office (Bürgeramt), and up until you decide to terminate the rental contract.
