My wife and I initially had it up for sale but had a change of mind in leasing it out ourselves because the agent that was in charge of our rental property was asking too much of an agent fee and also making it difficult for people who cannot afford the rent, stay away from renting my house. Hope you are okay with the monthly Rent $800 and a security deposit payment of $500 with Utilities include Electricity, water, gas while appliances includes refrigerator, Stove, microwave, dishwasher, Washer/Dryer, Garbage etc.....

The reason why our house is up for lease is because I got transferred from my place of work to Glendale AZ, I will be away with my family for at least 4 to 5 years because of the love I have for them, I have decided not to sell our house and also assuring them that we only have few years to spend here and will be willing to lease it out to person/family who is willing to assure us of taking absolute care of our home and pay their rent on time. I will start by telling you more in regards me and my family. I have a daughter named Kayla (12yrs), and a beautiful wife Lene and they are with me here. I work as a Robotic Programmer & Welder/Fitter here in Glendale AZ and got married to a lovely wife who is a member of Joyce Meyer Ministries. We will be very pleased if we can find the right tenant to rent our home, a person who is a clean freak and does not tolerate anything that has to do with dirt... we also would like to know more about you and your family, your renting experience and how long and when you plan moving into our home. Below is the application form for you to fill. If interested Kindly get back to me for the application form and the next step to take concerning shipping the keys to you.

This person asks for a deposit payment via Western Union or MoneyGram with a promise that he will send the keys through a courier company.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I received the same exact emails. I have posted them all below.


1st email -

Thanks for your response. We are very pleased with the little information you provided. I wanted anyone renting my house to at least rent for a year or more. We have also made it known to anyone renting our home that our objectives are making sure that the house is kept clean and neat which we are convinced that you will do perfect.

I really know that God has lead me to a wonderful family like yours, as we are planning on selling our home initially thinking that no one can take care of our home when we are gone but with the help of my wife, we are able to think properly before selling our home and have found out that renting it will be the best option for us as we plan on coming back to our lovely home. 3rd email -

After going through the information you've provided, it really match our desire and we have approved you as our new tenant. We would like to send the following document to you through (Fed Ex) to your mom address that you sent to us and a tracking number will be sent to you so that you can track it to know when the key and document will get to you and you can move in to the property, Please once again, we are giving you this on trust and do not disappoint us and I promise you that, you will love the property. The down payment is required to be made now which shows that you are willing to secure and move into the property Asap.

Attached is the lease paper work for you to go through it and you will see the information you need to know about me and sign it and send it back to me through my fax number 1-303-496-3822 Or you can attached it and send it back to me



Lease Agreement that he sent states that his name is Jimmy Ray, then in another spot it says Jimmy Tolman. It also states his lawyers name is Mechelle David.

I do have a few ?'s for you as I have done a little additional research on the property. I did a reverse address search on the property since I am very cautious about dealing with people that we cannot meet in person to assure they actually do own the property. Do you go by a different name then Jimmy? And I found no record of anyone named Eileen living at the residence, or being related to anyone living at the residence. Also, I noticed there was a crib and a baby's room, but you made no mention of having an infant. I have sent an email to the agent listed as selling the property just to confirm some things as well. Also, are you in Colorado? Because 303 is a Colorado area code. I have also done a reverse search on the number you had provided and it says your # is associated with real estate scams and they refer to themselves at Mr. Charles.

I think we are going to pass. And if you are scamming people, shame on you! Go find a job and stop trying to steal from people that are already in a bad position!

Oh, forgot to mention the email address this individual used was [email protected]. I have already contacted Trulia & HotPads which is where I found the listing for this property to report this, as well as contacting Yahoo so they can shut that email address down. Though I had to go through hell and high water just to find an email address for Yahoo, so we will see if they actually do anything about it! Hope this information helps, I do not want to see anyone get ripped off by these scum bags!

One thing, though--we actually do not recommend trying to get free email addresses closed down.

Often, the first thing a potential victim will think to google is an email address. If the email address is posted on a site like scamwarners, the victim will learn the truth and avoid being scammed.

If the address gets closed, the scammer will have another email address open in a matter of minutes (actually more likely less than a minute), and won't miss a beat in his scam. But when the scammer approaches a new target using his new email address, that target will google the address and find no evidence of scam, because the address is brand new and hasn't been reported yet. That person is more likely to proceed, thinking it's safe.

Leaving the address alone and having it searchable will ultimately save more victims.
