Subject: Apt for Rent
From: [email protected]

Hello,

The apartment located in 4080 Living Arts Dr, Mississauga, ON with 1 bedroom and 1 bathroom is still available. I'm a civil engineer and I work for a company that won an auction for a project in construction in London, United Kingdom, so my accommodation period in England will be about 4 years. As you can see I'm not asking for such a large amount on the rental. I just want to find a good and trust person to take good care of the apartment as long as I'm away. Is not in my best interest to make a business or a profit with the apartment. I`m the owner of the apt and everything it's just like in the pictures. Is the 1st time I'm renting. The apartment is furnished but if you want you can use your furniture and deposit mine in the storage unit that is located near the building not far away. The rent for 1 month is 690CAD$ (for the whole apartment) including all utilities (water, electricity, heat, internet, cable, 2 parking spots , dishwasher, garbage disposal, microwave, refrigerator, stove, laundry in-suite, washer and dryer). Everything in this apt is functional because is recently renovated. If something breaks (the worst case that could happen) in the apartment, I will cover the repair costs, or I will deduct those from monthly payments. You can move in the apt in the same day when you receive the keys. The only problem is that I need to send you the keys because it is a private property and I hope that we can find a compromise.

If you have any other questions please e-mail me back.

Thank you for your interest and hope to hear from you soon!

Hello ,

Thank you for your reply. Like I have informed you before, the price you have to pay for one month of rent will be 690CAD$ with no extra fees you will have access to all facilities provided by the building. The utility bills are paid directly from my bank account. The price will not increase monthly, it will remain the same for the whole period that the contract will be signed for. We can start with a 6 months rental contract with the possibility of renewing it or with the period of time suitable for you. About the payment, I would like to receive it monthly into my bank account and I hope there will be no problem for you to wire the money to it. I have a Canadian Bank Account with TD Bank. The apartment is ready for you, you only need to receive the keys and the contract so you could check it out, and see if you like it. The apt will be furnished but you can use your furniture if you want. Also pets are allowed. Since I'm in London, United Kingdom we need a way to complete this deal that will protect our both interests. I have found a way for us to complete the deal safely and fast, and in this way you will receive the keys in less than 2 business days. The solution is provided by a international escrow company called TrustedFriend which will handle the payment and delivery of the keys including all the necessary documents(rental contract, apartment papers and lease agreement). They have a procedure that will allow you to pay for the rent of the apt only after you will receive the keys, and through this way you will see it and decide if you like it or not. Please click on the link bellow to see how we can complete the deal safely and fast directly from the web site of the company where this process is explained: https://www.trustedfriend.com:20443/HowItWorks.aspx . Please be aware that is NOT necessary for you to register with TrustedFriend as I'm already registered with them.

If you need more information please e-mail me back or call me at +443708001368

Looking forward to hear from you!

Hi there,

I talked this morning with a representative from TrustedFriend and unfortunately they don't do rental transactions overseas anymore. Anyway they instructed me to use another escrow company reputable and very well known in United Kingdom. It's called PayPrimo and works like TrustedFriend (https://www.payprimo.com/HowEscrowWorks ... Works.aspx).

Please let me know if we can proceed. Everything is set-up and ready to go.

Thank you and hope to hear from you soon!

> Hello again,
If you are ready to proceed with this transaction I will need to inform you with the steps on how this service works and how we can make it happen because I want for you to be informed by every detail of this process before we get this started. You will only have to deposit to PayPrimo the first month of rent 690CAD$ so they can proceed with the shipping, and you can receive the rental package (keys and documents). I will pay for a 2 days delivery so you will receive the keys and the contract signed by me right away. I will explain you step by step how this process will work:
>
> 1 - To start the process all I need is your full shipping info(full name, address and phone number).
> 2 - I will go at PayPrimo to deposit the keys and the contract on your name as the intended receiver.
> 3 - PayPrimo will check the package to see if everything is in order and also the legal papers that will come along with the keys and proof of ownership with their Real Estate Professional Department in London.
> 4 - PayPrimo will send you a delivery notification to let you know they have the keys and the papers in their custody and that I am the real owner of the apartment I am renting to you, in which you will also have all the instructions to complete the Western Union transfer to the PayPrimo Agent.
> 5 - At this point you will have to go to a Western Union Location and make a money deposit on the PayPrimo Agent Name for the amount we agreed, the total amount you shall deposit for the first month of rent. The payment needs to be sent within 24 hours after you receive the transaction details or else they will charge me an additional fee.
> 6 - After you make the deposit you will have to send the transfer information to PayPrimo.
> 7 - PayPrimo will verify the payment information and if everything is in order they will start the shipping procedures using UPS or TNT Next Day Shipping Service.
> 8 - After you receive the package, you will go and check the apartment and in 5 days (inspection time) you must contact PayPrimo to inform them if you keep the apt or not and if everything is in order you will instruct PayPrimo to send me the information about the money deposit and I will be able to receive the funds. If you don`t like the apartment they will be sending the money back to you and you will send back the keys and contract. PayPrimo will NOT release any funds until your final answer about the transaction. Also pay the Western Union transfer fees from the total amount you need to deposit and send the rest in balance.
>
> Let me know if you have funds available so we can move forward and e-mail me your full shipping information I requested.

hello,
the transaction was started today. Did you receive the details from PayPrimo??

When you'll go to Western Union to wire the money to the agent, if they will ask you who you'll send the money, tell them that the amount is for a friend or a family member, because the fees for the business transfer are higher and they will charge you 10% of the total amount
Regards,
Tobias

P.S.: Check your inbox, spam and junk folder to see if you received the transaction confirmation from PayPrimo

You need to send the payment via Western Union at WU location using CASH to PayPrimo agent's name and address. You have him details on the invoice you received from PayPrimo. In order for you send the money normal to a friend or a family member the WU fee is @40 CAD. If you can't cover it you can take it from the amount or we can split it. It's your choice. Hope I've been helpful for you.

Please try and confirm the payment today so PayPrimo can send the package before the weekend. The package will be delivered Monday.

Thank you and have a good day!

You realized it was a scam before you lost money, and that is the most important part.

This is similar to the paypal scams, where the scammer leads you to a legitimate payment website, then sends fake emails that are not connected to the website at all.

You can see a notice from Payprimo here: https://www.payprimo.com/AboutPayPrimo/OnlineEscrowNews.aspx

The change in email address was most likely because his original email address was reported for fraud and closed. This is an example of why we don't recommend closing free email addresses--the scammer is prepared for this, and he can just keep going--but the next targets lose the benefits of any posted information.

This really pisses me off how these fraudsters can get away with this! They use almost verbatem my emails and user "bsamadi" that replied above. My AD was for Mississauga and theirs was for Montreal. I emailed the classiedextra where the AD was posted to advise them the Condo Rental was fraudulent but they STILL have the AD up!

Does anyone know how these fraudsters get away with doing this?? WHat can I do to stop things like this from happening>?? Can it be reported to the Police in England where these addresses are being used? :?

Im just really pissed off that they people continue to do this and for honest hard working people looking for a condo get screwed over! Luckily I only lost $38 dollars not $700!!

Welcome TooGood, reporting the addresses the scammers use would not stop the scammer. It would get the police to visit an address of an innocent person. Scammers take the listing from legitimate rental sites and to a little "tweaking" to make it look like they are the one to be contacted.

Sadly scammers pollute good websites and cause people to be less trusting. The police cannot do much until a crime has been committed, such as money exchanging hands. The other issue is, scammers are almost always in a country / jurisdiction different from the location of the "property" they are pretending to offer for rent.
