Hi Michelle,

Thank you for your response to my holiday rental advert, your dates are still available for rent from January 29th, so please specify your intended dates so i can check my reservation Calender for availability. It is a 2 bed room/ 2 bath and fully furnished to suite your every need during your holiday.

I charge $1,060/ per week inclusive of (Cleaning, utilities, Tax and vat), plus a $500 refundable damage deposit (to be returned if no damages are noticed in the unit). Please get back if you will like to lock-in your dates with me so i can guide you on how my reservation procedure works.

Thank you.

Regards,
Raymond.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Hello Michelle,

I do appreciate your prompt responses to my mails, less i forget there is a wireless internet available in the apartment also a reliable heating system, washing machine/ dryer and all inclusive in your rent and bellow are my reservation procedures;

*To lock-in your dates with me, you are to fill my rental agreement & Booking form of which i will send to you upon your request for it, also i require a 60% down deposit for the 3 weeks, plus the damage deposit to be made payable via wire transfer, therefore making a Sum Total of= $2,408 which includes rent and refundable damage deposit. If you can make this payable as soon as possible, i would be able to record your dates early enough with me.

*My preffered mode of payment is; bank wire transfer which i believe is one of the most secure an safest means of sending money.

* A rental receipt will be issued and sent to you as soon as your deposit is confirmed by my property accountant. You are also required to bring along your rental receipt on your arrival day as your evidence of payment. Please indicate if you will like me to send you my Rental Agreement & Booking Form for your review.

I hope to read back from you soonest. Thanks for your time and interest.

Regards,
Bridget.

Hi Michelle

Thanks for your prompt responses to my mail, well i have not used an invoice before cos i do have a lot of reservations and pending payments of which i have never needed to use an invoice before, but i will try and figure it out somehow i am only trying to be careful cos i have some other payments in the PayPal from different renters. Yes you are accurate with your calculation for the 70% payment which is= $1,820 for the 2 weeks. i will therefore urge that you just log-in your PayPal and click on transfer, this is quite easier for me, i'm hoping that you understand my plight, and also remember that your dates are close and i should be able to complete your reservation early enough to any last minute rush which might even cost your more money.

Oh sure you can contact me directly when you check-in as my property accountant will be at the apartment to hand over the keys to you and also to show yo around, so you communicate with me a few days prior to your arrival so that i can arrange for my accountant to be present on your arrival day to assist you. I am presently in London for a property call to renovate one of my holiday properties, in case you need to call me at anytime here is my direct number; (+44) 702-408-5131 its a UK number.

*I am okay with you pay the balance the balance payment and the security deposit to Paypal a few days before you arrive and this is satisfactory by me.

* I will send you the Marriott agreement with my name on it as soon as your deposit is confirmed then you can call the Ocean Club a few days before you arrive to confirm that everything is in order. I hope i have been able to answer your questions, looking forward to
your response soonest with the completed form along with your payment confirmation from PayPal.

Regards,
Raymond

Telephone number formatted for Web Searches

[email protected]

Here is my UK roamed number you can always reach me on; (+44) 702-408-1531. Let me know if you need anything else.

Telephone Numbers: - Look out for telephone numbers which begin +4470 or +44070. Scammers sometimes try to disguise these by writing them like this:

+44 701 234 5678
+447 012345678
070 123 45 678
(0) 7 0123 456 78

All telephone numbers which begin +4470 or +44070, however well disguised, are not normal UK telephone numbers, but are 'redirect' numbers, redirecting all calls to a mobile phone elsewhere in the world. A scammer may make an excuse for using a redirect number, claiming that he is on a business trip. It is extremely unlikely, however, that even a travelling genuine Landlord would use one of these numbers. Always assume that a +4470 or +44070 number is a sign that this is a scammer.

Hi Michelle,

Thanks for your follow up and i so appreciate your keen interset in renting my timeshare unit for your intended dates. I do apologize for my late response to your mail as i was out of the country for business and just returned last night. I have looked up my reservation Calender and will like to inform you i still have your intended dates; from feb 8th to 18th (10 days) available for rent and all the weeks in February 2013. I'd like you to specify your dates your intended dates so i can note them down on my counter pc.

I'd charge $174/ day inclusive of (Cleaning, utilities, Tax and vat), plus a $500 refundable damage deposit (to be returned if no damages are noticed in the unit). As regards the refundable damage deposit, i only recently included that in my rent due to the experiences I've had in the past with my renters but i can wave the deposit for you if you are a serious renter and assure me that you will treat my unit like it where yours. I hope we can work a deal, and if you will like to discuss more on the phone; 940-238-6795. Get back soonest if you will like to lock-in your dates withb me so i can guide you on how my reservation procedure works.

Thanks in advancve for your response.

Best Regards,
Raymond.
