The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

If you will not be in the local area, how do you plan to handle rent payments? Will you have someone who will be acting as a manager in case something breaks or otherwise goes wrong?

*I would like to sign a long-term lease, and I am not sure I will be in a position to buy the home any time soon. Would you be interested in renting long-term? If I like the home, I would want to stay until my son graduates from high school, which will be about 6 years from now. I am flexible, and perhaps I would really want to buy if it is a good house for me, but I don't know right now.

*How many square feet is the home, approximately? Is the heat electric or gas? Hot water - electric or gas?

*In terms of the deposit: right now, I can only afford a few hundred dollars to put down as a deposit, but once our house sale concludes on August 29th (as long as nothing goes wrong with the sale!!) then I will have enough money to pay the rest of the deposit and of course, the first rent payment at that time.

I know these are a lot of questions, but this is a very big and serious situation for me. I want to make sure that I find the right place to live and that I can establish a good relationship with my landlord! :-)

By the way - the listing seems to have disappeared off of Craigslist - did you take it down....?

Unfortunately, I just cannot agree to rent your house unless I can see the inside first, and have a chance to meet you in person to fill out formal application paperwork and a formal, legally binding rental agreement. I also cannot just send money in expectation that you will simply send me the keys in return. The rent you are asking is very reasonable, and you say that you have paid utilities in advance, but for how long? Do you have receipts issued from the utility companies with the property address on it proving you have done so...?

I understand you are Christian and you would keep your word, but it is simply too big of a risk for me to take without meeting the conditions I outlined above.

If your situation changes such that you are able to meet me in person to properly show the house and fill out formal paperwork, please do let me know.

After this she contacted me and I found this site as well as did a actual visit to the house in question. This is what I found.

The phone number Julie had for this guy is a "Google Voice" phone number. Goes to a bogus voicemail box. The number Julie had for him is associated with at least 6 other property adds all over the US.
Stopped by the property above. Vacant and undergoing extensive remodel. Looks like a Repo to me. Did some inet digging and it's being managed as a rental by a local Bank property management company and was previously for sale in June.
