Hi and thank you for your email.
My name is Sandra Madison and I am the owner of the 2 bedroom apartment that you want to rent.
The apartment was bought as holiday home because I love the city lifestyle, and the apartment has been a breath of fresh air and relaxation when I am not working. I have decided to rent the apartment because my financial situation is not so good at this time and also because I just received a new work contract on the Dunbar Oil platform in the North Sea ( I work as an engineer ) and I will be there for at least 8 months per year. I received the approval to rent it out for 1 year with possible extension depending on how long you will want it. If you are planning to rent for more then one year, it's not a problem, because I can give it for rent for as long as you need. The apartment it's fully furnished , fully accessorized (can be rented unfurnished also, you can deposit my furniture and everything you will not use in the building storage area). You have new dishes, towels, sheets, TV + DVD + sound system, toaster, coffee maker, micro wave oven, oven, washing machine, air cond. , iron, radio. 90% of the stuff is brand new, unused. You also have 2 parking spaces available. The monthly rent - $1000 - includes everything (Heating, Water, Internet, TV, 2 Parking spaces, Electricity).
The monthly rent for the apartment is US $1000. First month's advance, $1000 deposit. If you can and if you want to pay for 3 months in advance it will be considered as 4 month's rent ( you will have 1 month free ). We will use a standard tenancy contract, according to the US legislation.

The exact location of the apartment is: 76 Batterymarch St Boston MA 02110

Because I am unable to show you the apartment in person I decided that it's better for both of us to use a multinational renting service, provided by Realtor.com. They have a big experience in such transactions closed over the Internet and their services are the most recommended for such transactions ( they offer their services all over US and Europe, and they are recommended by most Realtor companies to their customers).
That's all I can say for the moment, If you are still interested please reply with a few details about you, your job and references if possible. In the next email I will give you more information about the Realtor.com detailed process, more information about the apartment. Please reply if you are still interested.

We responded to the first email with a few questions about the apartment, but they got back to us without answering the specific questions we had asked:

Hello again,

If we decide to proceed with this transaction, I will have to contact Realtor.com and provide them all the necessary information, so they can start the process right away.
I will need your Full NAME and Address for that. You will receive a notification from Realtor.com shortly after that, together with all the instructions to follow and the
invoice as well.

Regarding the Payment, you will be instructed to deposit the amount to a Realtor.com Agent from United Kingdom. They will hold and insure your money
until you check the apartment and decide if you want take it or not. That is how their buyer protection policy works. As far as my concerns,
I will be glad to know that Realtor.com has the possession of the money during the delivery period. That is my insurance.

Your money will be secured, I will not have access to the funds. You will send the deposit and confirm the details to Realtor.com. They will hold the details unavailable to me,
so I cannot collect the amount deposited. When the transfer has been verified I will only receive a notice that the deposit was confirmed. They keys and documents will be mailed to you the same day the deposit is verified. The transfer details will be released to me only after you have inspected the apartment and only after you have confirmed
you are satisfied with it and you want to rent it. If you do not want to rent the apartment the funds will be returned to you.
As soon as the funds have been deposited into their account, they will immediately start the shipping process of the keys.
The keys and rental contract will be delivered at your address in no more than 3 working days. You will be given a ten days inspection period from the
day you receive the keys and contract at home. If you decide to hold the apartment, then you will have to authorise Realtor.com to release the funds to me,
and the transaction will be completed.
If you will not be satisfied with the apartment, you will be able to send the keys and contract back through the
same service and ask Realtor.com to return the funds to you. The amount will be refunded in max 24hours after your request ( but I am sure that you won't have to do that )
Though I am sure you will love the apartment, it is good to know that you do have this second option available. If you wish to proceed with renting the apartment,
please provide me your full NAME and Address, Phone + FAX Number so I can initiate the deal through Realtor.com right away.
