Subject: RE: Interested in property for rent

Hello ,Thanks for the reply.First i have to apologize for my late reply, this is due to my busy schedule here at hospital where i work.Thank you again for the details you provided and also the attachment. Here is a little details about me too because it is also important to know some details about your landlord/landlady.Christian lady, My name is Mrs Melissa Brown.I am a live out landlady and i work in the Bupa Cromwell Hospital,Bupa,London as a clinical doctor,my husband is a councilor and we live at Kensington Church Street,Kensington,London,W8 4EZ with our 2 Kids.Jeddy and Kate. Our first child is now in his 1st year at Oxford University.

I would like you to know that my flat will be fully reserved for you.I would also want you to know that i have discuss your stay in my flat with my husband and with my lawyer and we have all concluded to make a reservation of you as long as you have promise that you 'll take proper good care of my flat just the way it is.However,it is unfortunate that my past bitter experience of inviting people to come and view my flat and making reservation for them without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where i work.

Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in London, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by there employees.my lawyer asked me not to collect any money from you as long as you have not sign a contract neither have i taken you round my flat, he decided to make a confirmation of your financial ability before we proceed with the reservation.

I would not ask you to send your bank statement. At least 1 month rent of £480 and security deposit which is £ 500 which is refundable after your first week stay in my flat, would be required from you to transfer through any western union outlet around you over there in Singapore. You can make the transfer using ______'s name as the sender's name(since you are both coming here to London to live in my flat) while you use your own name as a receiver to an address in the UK and you can as well use my flat address.(South kensignton high street, greater London SW7 4RB).

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt as i will send it to my lawyer to verify if it's truly genuine and available in your custody, after verification, then we can proceed to make a full reservation for you and you can easily pick up the money at the nearest western union outlet when you arrives here in London since you will be the receiver and also, i will refund back to you the cost of transfer when we meet. Also note that you are going to fill up,sign and print out your tenancy agreement contract on the first day of your arrival here.

Kindly reply if you have more questions to ask.I will be looking forward to reading from you soon.

Regards
Mr/Mrs Brown

This person asks for proof that you are able to pay the deposit and rent (for a property that he does not own) due to a string of time wasters.
This proof is in the form of a Western Union, MoneyGram or bank transfer either to him, his lawyer, your friend or a family member.

Sounds safe. It's not!

At other times, this person asks for a deposit payment via Western Union or Moneygram with the promise that they will send the keys through a courier company.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Hello Michelle ,

It is a pity that the bad people have spoiled the good name and reputation of the good ones, the idea of making a confirmation of your financial ability is not only my idea, my lawyer and i decided to use that process and i can't violate my lawyer procedure because this is the same procedure we have been using close to a decade now.I am a professional woman and i am not after your hard earned money. All my lawyer require from you is to confirm your financial ability to secure my flat through the transfer process. The reason my lawyer and i opted for western union transfer is that it is money transfer in minutes and the fastest and safest way to transfer fund to people close to you.

More so, i am not used to giving out my lawyer's personal details because he is my personal and legal adviser and it is unwise of me to give out his personal details to you,but for you to be fully assured, my solicitor works at Reynolds Porter Chamberlain (RPC).He is a full time managing partner of RPC and his name his Jonathan Watmough.and below are his qualification and experience in the field.

Qualifications:LL.B Hons, Pd. Dip in Legal Practice, LLM (Advanced legal Studies), Higher Courts Advocate (Civil), M.B.A (Undertaking) 6 Years PQE, 10 years of Professional Experience.

Experience:LL.B, Pg Dip, LL.M, Higher Rights Advocate (Civil), M.B.A (Undertaking).

Regarding the issue of tenancy agreement contract, once you have gotten the transfer done and its validity has been confirmed,i am going t forward you a valid tenancy agreement contract which you will fill up,sign and print along when coming for your viewing.

I think this is more than enough fact to justify my solicitor's identity,Kindly get back to me and let me know your decision regarding the transfer so as to avoid time wasting.I will be looking forward to hearing from you asap.

Regards
Mr/Mrs Brown

The name Jonathan Watmough mentioned in this scam is a name that the scammer has picked at random from searching the internet. Jonathan Watmough is a respected corporate lawyer and is not in anyway connected to this scam.

Hello Removed personal information. ~Bubbles,Thank you for your reply, from your email i understand that you and Charlotte will be paid your wages at the end of next August next month. As soon as you get your wages,i hope you understand that you're required to locate any Western union outlet close to you and get the transfer of £480 for the 1 month rent advance with a security deposit of £500 making a total transfer of £980.

As i already told you before, you will use your name as the sender's name while you use Charlotte's name as the receiver's name to any address here in the UK.Once you get the transfer done you send me the scan copy of the transfer receipt and also write out the details out for me as follow:

1:senders name:
2:receivers name:
3:MTCN:
4:amount sent:
5:cost of transfer:
6:phone number:

Once the transfer is confirmed valid,i will send you an email and also give you a call immediately so i can inform you of the confirmation while we proceed with your viewing immediately then you can move in.Also note that the transfer must be confirmed valid before your receiver(Charlotte picks up the money at the western union,so you should wait for my call and after the viewing you both can go and withdraw the money at any western union outlet close here then you make a formal payment while you fill up and sign your tenancy agreement contract.

I want you to understand the fact that is not easy for me to hold this flat for you for almost over a month, but i don't want you to miss out on this flat again so i will try my possible best to hold it for you till the end of next month.

Kindly reply me asap and let me know if you fully understand this email so i can proceed with my next action.

Regards
Mrs Brown
