Subject: Re: $550 / 2br - 1105ft² - GREAT PROPERTY MINUTES TO UAMS, UALR AND DOWNTOWN. (Little Rock, AR 72205.)
Thanks for your respond, the property is located at 3210 Lamar St, Little Rock, AR 72205.
The home features are Dryer, Range / Oven, Refrigerator and Washer etc. its a ready to move in home, and also pet are allowed for tenant satisfaction. all the utilities and pet cost have been included in the rent fee.
The house is owned by me and my husband. We are a little selective in leasing out the House. Our priority is taking a responsible, neat, careful, understanding and reasonable tenant that will take good care of the property, that's why we bring down the rent fee to an affordable price.
The above virtues are very important as we intend to leave you in full charge of the house while we are away. My husband and I just relocated to AUSTRALIA recently due to monitor our mines business in Victoria, AUSTRALIA.
We wanted to sell the property before we left the state, since we will be away for a long time and since we might even not be moving to the house when we arrive back to the state, so we thought of renting it out since selling is taking longer than expected.
So you can rent the place as long as it works with us. We intend renting from here as we would send the keys to you so you can take possession if we conclude.
NOTE : only a serious and responsible applicant will be considered, but if you feel that renting the home from us while we are away is not okay by you, you are advised not to mail me back, you are also advised to ignore any realtor signs or board you found in front of the house for your security reasons because we no longer have a deal with any housing realtor or agent in the state, as we wish to deal directly with our future occupants, Moreover we have the keys to the home right here with us in AUSTRALIA, but it will be sent to you if you really want us to work things out. It is therefore your responsibility to prove to us that you are the perfect tenant for us.
I do apologize if I sound too strict but we are giving out the house at a most affordable rate i.e. $550 month rate (Utilities included are electricity, internet, water, heat and pet cost). This reduced cost is far below the house's worth and is intended to serve as a constant reminder of your responsibility to take good care of the house for us if given the opportunity.
We are one of the few who believe Little Rock, AR housing should not be so high in cost of rentals. Besides, we only need someone to occupy the house and take care of it. As we have no family friend or relative in Little Rock, AR we would have simply give it out to them to help us take care of it.
Its a lovely house, so we will require you get back if you are really interested and are ready to abide by our mode of renting, as we are just trying to ensure we rent to the right person, as we want a clean and responsible person, someone that will take absolute care of the place, as i and my husband feels it wouldn't be right to leave such clean place unoccupied.
Get back to me so i can know your plans and give you the next procedure in renting our property.
However you can drive by the location to view the house before getting back to me as the house is absolutely clean, note that there's a $400 SECURITY DEPOSIT plus a $550/month RENT FEE due at signing of lease.
P.S: Also note that subsequent months rent is due at every first day of each month.
Best Regards
This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.
Sounds safe. It's not!
At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.
In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
