Thanks for getting back to me and yes my flat is still available. I wouldn't want you to get me wrong and am not asking you to pay before the viewing, the idea of making a confirmation of your financial ability is not only my idea, my lawyer and i decided to use that process and i can't violate my lawyer procedure. I am a God fearing woman and i am not after your money. I have my own work and i earn enough money for my family and also to help the less privileged.I appreciate the way you expressed your feelings over my flat and i am helping you,because you are from another country.And i decided to make you my tenant,because all the tenant that have vacated my flat are from the UK and i had to taste the difference with you from another country.

However, i do not want to collect any money from you as long as you have not sign a contract neither have i taken you round my flat. All what i request of you is to transfer the deposit to your self or any of your close relations in UK through the Western Union Post Office, Make your name as the receiver name and may be your close friend or relative name as the sender's name to any address in the UK,am not asking you to send it to me because it will be improper for me to collect any money from you.once you've done that, you get back to me with a scan copy of the transfer receipt so that i can forward it to my lawyer to confirm if the transfer is valid and your financial ability,we can finalize with the viewing at once.Note to make a security deposit,it should be 500GBP.

After the confirmation might have been made by my lawyer, i will ask you to tell you friend to pick up the money and schedule a convenient day for the viewing. If eventually you don't want to proceed with the rent, i promise to return the cost of the transfer without any deduction.Western Union Post Office is the fast and easiest way to send money.Here is the Western Union Post Office transfer procedure below"

1.Locate the Western Union Post Office around you.
2.Pick up the form of transfer and fill in the details which needs to be filled and return back to the post master.Details needed on the form are {sender name;your friend or relative and address.}{receiver name and address which is your name to any address in UK}
3. Return back to the post master with the cash you are transferring to your partner or friend and wait for the receipt to be returned back to you.
4. Scan the receipt to me and give me a call so i can check it if its truly genuine and available in your friend's custody.
5. After it has been confirmed on the website,then we can proceed for the viewing and you can as well tell your friend or partner to pick up the money

I thanks for the sincere interest you are having in my flat and for the response you have been giving me.I told you i don,t want to take your money,if i take your money i will be down grading my dignity and committing a big sin in the sight of God.Because i fear God and i believe you also fear him.I told you that the decision was made by my lawyer and signed by me for taking care of my flat.I am not forcing you to rent my flat ,because you own your decision.I liked the way you expressed your feelings about my flat and i thought of making you my tenant,but you are getting my feelings wrong by not being reliable.I did not say transfer the money to me or make any payment before the viewing.I said make a transfer to your self using your name as the senders name and your closest relations as the receivers name to my address in the UK( Rosary Gardens, London, SW7 4NH). Then forward the receipt to me for me to forward it to my lawyer,so that he will confirm it,if truly it is valid and also to confirm your financial ability as a tenant through the western union post office.Note all this decision was not made by me,but by my lawyer and i signed it so as to put my flat in good order.Also the tenant that left my flat also passed through the same procedure and i am not ready to violate my lawyers decision by chance.If you know you can,t go through my lawyers procedure,you can as well look for a convenient flat that is more better than my own.And i which you all the best in finding another flat and i pray God lead you to the right person.But remember life is a teacher the more you live,the more you learn.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Some outside tenants do not have the money to pay the rent and yet they disturb the landlord to arrange a viewing with their friend or relative who are in Birmingham, also some do not meet up with the appointments which has led to the dismissal of some landlords in office by their employees.
However, i wouldn't want to collect any money from you as long as you have not sign a contract neither have i take you round my flat.we would not ask you to send your bank statement. At least 1 Month rent and security deposit which is 300GBP or a deposit of 500GBP which is refundable after your first week stay in my flat, would be required from you to transfer through Western Union post office and the only way i can help you is for you to make a deposit of one month because of your previous condition. You can make the transfer with your close relation's or friend's name as a sender and your name as a receiver to your destined flat address in UK.
Once you have done this, you can scan the receipt to us, and if you do not have scanner, you may write out the details on the receipt as we will send it to our lawyer to verify on the online website, after verification, then we proceed for reservation/viewing and our flat is okay for you when you arrive, then you will go and pickup the money back and pay for the rent and also, i will refund back to you the cost of transfer and don,t forget all this are to confirm your financial ability and finalizing of the viewing will be done immediately.
Kindly let me know your opinion as soonest as you get this message. At this stage that you are interested in my flat.

i have received a new identical email from [email protected], with the phone number 07024 023829, after posting a property wanted ad on gumtree.

Apart from reporting it here, is there anything else I should do?

The Scammer that you have just mentioned id listed here:-

He will have wanted you to send him money to have keys and documents to be couriered from abroad, or to send money to a family friend to show that you are financially sound and not a time waster. He would have asked you send money by wire transfer (normally Western Union or Moneygram).

These transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected.

If you are in the United Kingdom or are looking for property in the United Kingdom - Action Fraud, who are an executive agency of the Home Office, have asked me to encourage people who have received this kind of attempted e-mail fraud to report the event to them. They need to know how widespread this problem actually is, even if you have not lost money. Action Fraud can be contacted on-line via their reporting tool http://www.actionfraud.police.uk/report_fraud

If you are still using listing sites to look for property, and If you receive any replies asking you to send money in advance of viewing - (This includes making a Western Union payment to yourself or a family friend, and paying for keys and documents to be couriered to you from abroad.) - would you please post them on this site if they are not already there, please include the scammer's e-mail address but remove your own . This may help others if they are searching for the e-mail address of the 'Landlord'.

Thanks for the reply and the sincere interest you have in my house.My house is fully furnished in and out as you can see in the picture and there is a garage and a off street parking in my house,I spoke with my lawyer some couple of minute ago concerning the interest you have in my house and we both agreed to have you in my house and is located at M4 1PY Manchester Central - City Centre high street.

However,it is unfortunate that my past bitter experience of inviting people to come and view my house without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my house because that's where i work with (P. Elliott & Company).

Some outside tenants do not have the money to pay the rent and yet they disturb the the landlord to arrange a viewing with their friend or relative who are in Manchester,also some do not meet up with the appointments which has led to the dismissal of some landlords in office by there employees.

Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing or before making a reservation for any interested candidate. I would not ask you to send your bank statement neither your pay slip because it will be inappropriate for me to collect any money from you neither my lawyer. At least 1 month rent and security deposit which is £ 500 which is refundable after your first week stay in my house, would be required from you to transfer through the Western union outlet. You can make the transfer with your name as a sender name and your partner or friend in UK premises as a receiver.

Once you have done this, scan the receipt to me and if you do not have scanner, you may write out the details on the receipt as i will send it to my lawyer to verify if it's truly genuine and available in your friend's custody, after verification, then we can proceed for the viewing.Note you're not sending the transfer to me you're to transfer it to your closest and trusted friend or relative in Manchester.If you don't have any one to transfer it to you can as well transfer it to your self be making your name as the receivers name and your friend or relative name as the senders name after the transfer you forward me receipt scan copy as i will forward it to my lawyer for confirmation if truly is valid and available in your custody and also it will be use as a reference for you.

Note that the transfer must be confirmed valid before the receiver picks up the money and also, i will refund back to you the cost of transfer when we meet.
