To: Con Warner

Hello,

The flat is in second floor and available at the perriode you need and come with bed for two persone and full equiped. nearby, the are many cafe and restaurant where you can enjoy your stay in paris. Please, arrange your travel and tell me exactely what the day you will arrive in Paris is. I and my husband will receive you. I use to do it with people, most of time american and canadians, who rent my flat from abroad. Everything you will need to live is there. You will just need to bring your teethbross. For more information on the flat and als reference, I give you also the mail of the japanese girl who rent the studio now: his name is: Yuki Mail: [email protected]. You can write her and ask anything about the flat. About the paiment, If you are interested with the rental and definitively decide to take the flat , then the next step will be to make the commitment for the apartment, by paying the reservation, so that it could be reserved for you, because, by experience in the location, a lot of person insist that the flat should be reserved for them but when I do it, after they tell me another story or they don’t just give any news of them, anymore. That is to avoid this sort of disappointment, me and my husband thing that It could be great if you can be able to afford the advance reservation. About the reservation and deposit, you should know that anything we do must be lawful. Normally, the French laws require filing a sum of months’ rent for the booking and the deposit guaranty . We call it in France a “ Caution de' garantie”. Every owner you will deal with in Paris will ask you to put down this reserve the flat. Of course, This money is return back at the end of the lease. In clear, in France, the law provides that, in the rental housing, when someone is interested in a home and wants to rent, he have to deposite a check deposit (a check French preferably) to reserve the apartment and to the security deposit. This deposit check is deposited for a home that rents and it is forbidden for the owner to put in the bank, since the check is returned to the tenant when the tenant move out. This is a check not cashed by the landlord gave the tenant of a housing owner to secure housing. This practice is common security checks in France. The filing of this check is indeed proof of the conclusion of an oral lease, which, if its existence is recognized, has the same value as a lease in writing (in this case is governed by specific laws and regulations) . The amount of the check used to cover unpaid rent, in case of nonpayment of rent for rent months .. The security deposit is security for the owner who rents the apartment. It is returned when the tenant left if the rent was paid regularly. When the tenant are going, the owner must return his deposit after collecting the keys. The deposit of rental is only for the owner to be compensated in case of months' rent unpaid. The owner is entitled to cash the check for deposit. But he has no right to cash this check if the tenant normally pay your rent. And at the end of the rent, the check of the tenant will be delivered by hand. That's how it happens in France. But, for the tenant who are not in France or not have French check, we ask them to make the international wire as security deposit. And as you're not in Paris, it will be your case. Since you are not in Paris and as you don’t have a French check, to book the flat for you for the period of your stay in Paris, I will suggest to confirm me your interest of the flat by making an international transfer as the studio is booked for you. By my side, I will be sure that I have somebody who will take my apartment. And by your side, you will be sure that you have an apartment for your stay in Paris. According to the Law on property rentals in France, As soon as I receive the deposit, I will send to you a certificate of reservation. This certificate will have the same value as the contract. I can send it to you quickly by scan and e-mailling you, like you want. And, in the day of your arrival in PARIS, we will be able to make face to face the definitively Agreement/contract between you and me together. Concerning the keys, they will be give to you on your arrival. On that day of your arrival, we (I and my husband and taugther) will be in the flat to wait for you. You will come from airport straight to the apartment and you will have two key of the apartment, one key of mail box and the entrance code. If you agree with this arrangement, I am ready to give information which you will need to make the bank transfer for you reservation and deposit. The transfers spend only two days. And as soon as I receive your reservation, I will book the flat for you for your stay times in Paris and I will prepare a lease contract for the flat. I send you here attached my photo, so that you have an idea about me and my family. . . Till I read from you.Warms regards.

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
