1.You must keep my flat clean and tidy
2.The rent must be paid imediately after it expires.

All bills are included in the rent (water, gas, council tax,Tv license and wireless internet)and pets are allowed.
My rent is 300GBP per month,75GBP per week and the deposit is 600GBP(returnable at the end of your first week of your stay in my flat).

It is very possible to arrange for a veiwing Immediately or at your own convenient time but i would like to ask you a few questions at this point that you want to rent my flat.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by a Money Transfer Service to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! These transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union or other Money Transfer Services before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

If you were just about to transfer money then I have little doubt that you were being asked to pay before viewing the property -

The Scammer will have wanted you to send him money to have keys and documents to be couriered from abroad, or to send money to a family friend to show that you are financially sound and not a time waster. He would have asked you send money by wire transfer (normally Western Union or Moneygram).

These transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected.

You may find this BBC news report and video of interest.... it shows how a similar Room for Rent scam works..

Western Union and MoneyGram transactions are intended only for transactions between yourself and people that you personally know, trust and have met before. The transaction details should never be disclosed to a third party.
