So good to read from you again. And thanks so much for your warm response. For the renting process. Firstly, you have to comply with the application process.
Attached is the application form. Do fill it to the best of your knowledge, with a scan small size photograph. which would be attached on the lease agreement, If we finally reach an agreement. And also indicate your desire moving in date and how long you intend to lease the flat. This is all I require for now. I will get back to you as soon as possible with further instructions with the tenancy document, if I am satisfied with your application.
And Like I said, my main primary concern is the up keep of the flat. And also require some update photographs of the property at your most convenient time. So I would be rest assured the flat is in good shape.

I am glad you could comply with the application process. As i have gone through your details and references, and i am well satisfied. l think we are now on track in reaching an agreement. I also appreciate your compliance with the attached photo, which put a face to your name. As i wouldn't be able to meet with you for now. Like i previously said, with passing the property keys to you. I will need your current address, where the hard copy of the tenancy document and keys will be delivered to you directly. As i will be going about the shipping, once we reach an agreement and upon receiving the signed soft copy of the lease from you.
As for the first rental payment. You will be paying a one months refundable deposit and the first month rent. I would also like to know how you intend sending the monthly rent for each month.
And also let me remind you, this agreement has to be entered in good faith. As much as we both want this to bring a good experience and relationship between us. And also with keeping the flat in good state and also paying your rent on time. At this point, i look forward to your response. so i could send over the lease draft for your review and decision. And bear in mind. Both parties will exchanging scan copies of your international passport ID as proof of identity along side the signed copy of our lease agreement.

I have prepared the lease agreement. On the lease is the signature of my wife and friend/solicitor as my witnesses. But i hope you can actually make you decision soon enough, to avoid wasting each others time. As i also have other interested applicant on my waiting list. But we have both come a long. And you can understand, i have being very open and forthcoming towards reaching an agreement with you.
Kindly examine the terms and conditions on each clauses. Then if you are comfortable with it, before completing your name and signature. You can then scan and email it to me, so i could document the hard copy, which i am posting along with the keys, receipt for the rent and deposit, and a letter of Occupancy from me to the management building to allow your moving in. The lease agreement will commence on the 5th of December. And i hope it suit's you. As it gives you enough time to move into the apartment, do some clean up also take down the list of inventories.
Like i earlier said. We can still re-evaluate the contract, if we are both still happy with our relationship after the first 1 year lease period. But for now lets settle and finalize on the lease, so we both know our fate.
As for my bank details. There are so much difficulties attach with international online banking transfer with reference to approval, clearance, and verification. As advised, you can transfer the one months refundable deposit and two months rent, if you are happy with the agreement. Through an international MoneyGram transfer service, which is also quite a secure way to transfer money at distances. And the 5th of each month is set aside for the monthly installment for the rent, as written on the lease. So you would be paying your third month rent, on the 5th of February
As for your mailing address. It has been noted down. I have already made an inquiry with one of the DHL Post center here. They said, it would take 2-3 working days for the delivery. As they don't operate during weekend. Opening hours are Mon-Fri 08:00-18:00. Let me know your convenient time to receive the parcel during working hours. I will go about the shipping by tomorrow, upon receiving the signed lease from you. And send you the details of the shipping, to enable you know when to await the delivery.
Regarding the transfer. I would leaving my details below. So i could pick up the fund at my most convenient time at any MoneyGram office over here.
Let me know, if you have any objection with the lease agreement. As i look forward to your response, and hopefully with the signed lease along side your attached International Passport ID. I am looking forward to a great tenant/landlord relationship between us.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".
Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you
He will ask you to send him the transfer details.
Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
