GENERAL INFORMATION:

Have you ever filed for bankruptcy? If so, when?

Would you be able to take very good care of the apartment if given to you?

Have you applied for other apartments besides ours?

Will you be able to pay your rent as at when due?

When do you wish to move into the apartment?

How soon can you have the security deposit paid?

How soon do you want to receive the keys and documents relating to the
apartment?

The reason me and my family are renting out this apartment is because
we are out of states as I was recently transferred at my job at the
United Nations Organisation to our sister office in Lagos, West Africa
and are going to be away for a while. We need a responsible and
employed individual who would be able to take very good care of the
apartment and also be able to pay their rent as at when due.

We require you to fill out the information and send it back to us.
Also do note that the Security Deposit of $600 would be needed to
serve as a Security Bond between us and also for you to receive the
keys and documents relating to the apartment which includes the lease.
It is also important to let you know that all utilities have been paid
for and receipts will also be sent to you.

You can contact me at any time.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

Hello,

We are pleased at your level of responsibility.

We received plenty of e-mail from interested applicants for this apartment, but have singled you out and hope that you would be able to take very good care of the apartment and we wouldn't have a problem with you as regards payment of rent whenever due. We are a very understanding family.

I have attached the proof of ownership of the apartment to this email so you can see as a proof of our ownership of the apartment, and also pictures of it.

The rent includes all the utilities such as heat, cable e.tc.

The monthly rent is $750 while the security deposit is $600 and to move in, you would be required to make payment for the security deposit after which the keys and papers relating to the apartment will be delivered to you at your current address you have provided earlier so you can be able to go take a look at the apartment. It will get to you in 24 hours from when it is sent. Also inclusive in the parcel will be a Letter of Authorisation which authorises you to have a view of the apartment at owners absence without any questioning.

The apartment is very available for you to move in ASAP pending on when you let us know when you shall be getting the security deposit across to us so that we shall dispatch the keys and documents to you for you to move in. As soon as you have received those and checked out the apartment to be in good condition, then you can sign up the lease.

Below are the documents contained in the parcel that we shall be sending to you:

1. Entrance and the rooms Keys.
2. Lease Agreement document (Containing your reference details).
3. The property documentary file.
4. Payment Receipts.
5. Letter of Authorisation/ C of O / A Police Clearance.

Below is the information with which you can make payment for the security deposit via western union:

You shall be getting the tracking information for this delivery so you will be able to monitor its shipment until it gets to you.
