Room for Rent and other rental scams

My name is D Darren and I am the owner of the apartment that you are interested to rent. Me and my wife purchased this apartment last year, during a family holiday. Our intention was to renovate the apartment, bring it to a luxury level, and then to sell it for profit. In December I found that I my wife is pregnant with our second child so the selling process needs to be delayed with at least 1 year. For this reason me and my wife decided to rent the apartment at a reasonable amount of money, hoping to find someone serious and responsible to live there. The rent we would like to receive is 900$ per month. The rent includes all utilities and amenities fees and is for the whole apartment NOT just a shared room. This is not a sublease.
You can rent it with my furniture, you can use your own, or you can combine. Everything you will not use can be put in a storage area without any problems. The price is the same for the apartment furnished or unfurnished. As you can see from the pictures the apartment is spacious has 2x bedroom, 2x full bath rooms, a living room, there is a dining area, lots of closet space. All the rooms are nicely/modern furnished and the open space kitchen it's equipped with stainless steel appliances. You will also find air conditioning for hot summer days, hardwood floors, granite and marble bathrooms, washer / dryer in the unit, lcd tv, dvd + sound system, high speed internet, premium cable w/HD, and other things you need to feel like home.
The downtown location of the apartment is very good, the area is very nice, very quiet and safe, it is close to all downtown attractions, easy access to public transportation. Great Restaurants, Bars, Pubs and shopping abound in the immediate area, within walking distance.
I want to receive 2 months in advance first month rent + 1 safe deposit. Since we live in TX we are unable to show you the apartment in person in the near future, so we must use a specialized company to handle the rent payments keys and documents. I already have a company in mind, I will email you the step by step procedure in my next email, if you will still be interested to rent. With this company you will have 10 days Accommodation Period. This means that in 10 days after you move in, if something bothers you, or the apartment is not as described you can request a refund, and you will get your money back with no questions asked.
I would like to know more information about you, your job and about other persons that will live with you, if there are other persons.
That's all I can say for the moment, if there are any questions I will be more then happy to answer.

This person asks for a deposit payment via Western Union or MoneyGram to an escrow company with a promise that he will send the keys through a courier company.

Sounds safe. It's not!
The emails claiming to be from the company are fake.

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

I want to let you know that I decided that you are perfect to become my tenants and I will be more then happy to be your Landlord. I will start by asking you to read the entire message because if you agree to rent my apartment it's VERYimportant that you understand and accept the terms. As I told you before I want to use the Yahoo Homes rental services to rent the apartment. Here you can find more information about how everything works ( Yahoo Homes Rental Services ). Please read the terms in order to see if you agree. Right now they are already in the possession of the keys and they will take care of everything on my behalf.

I will also try to explain you step by step how everything is handled ( according to the 5 steps from the rental terms ):
(Step 1) You decide that you want to rent the apartment and you contact me with your full name, date of birth and the address where you want the keys and also the contract be delivered. Then I will forward all the information to Yahoo Homes and in maximum 24 hours they will approve the transaction and will contact you with the confirmation of the transaction and also future transaction instructions.
(Step 2) You will have to deposit 2700$ ( 2 month + 1 guarantee month ) to Yahoo Homes. They will lock the payment on your behalf (only you can unlock the payment). Upon payment confirmation the shipping of the keys and of the contract will be started. By paying you are not committing to anything, you are just respecting a policy of a rental company. The money that you will pay are 100% refundable, no questions will be asked if you request a refund.
(Step 3) After the payment will be confirmed and locked in Yahoo Homes custody, the shipping of the keys and of the contract will be started. In 5 days you will receive the keys and also the contract.
(Step 4) After you will receive the keys and the contract, you will have 10 days to inspect the apartment ( you will not be charged for the 10 days ). At the end of the 10 days you have the right to decide if you want to rent it or not ( if the apartment meets your conditions ).
(Step 5) If you want to rent it, you will sign the contract and fax it to Yahoo Homes representative. After that you will have to instruct Yahoo Homes to release the funds to me ( in all this time your money will be locked into Yahoo Homes possession and won't be forwarded to me until they will receive your confirmation that you accept to rent the apartment ).
If you don't want to rent it, you will contact Yahoo Homes and ask to have your money refunded. In this situation, in maximum 24 hours they will refund your money back and you will return the keys and also the contract to me. The returning of the keys and also of the contract, will be done with the same company that will deliver it and I will support the returning taxes. ( I am sure we won't need to use the return policy because the apartment is exactly as I described it and I am sure it will meet your conditions ).

So the conclusion is: The money will stay in Yahoo! Homes custody until you receive the keys and inspect the apartment.

This are the transaction steps. I hope everything is clear and in case you agree to start the transaction, I am waiting for your email with the requested information (full name , date of birth, delivery address) so I can initiate the transaction with Yahoo Homes. After receiving the information from you, I will contact Yahoo Homes and start the transaction with you as my tenant and as the intended receiver of the keys. From my part everything is prepared with Yahoo Homes , the transaction will be started same day when I receive the information from you.

If the pet seller or shipper asks for money to be sent via Western Union, Money Gram, any brand of gift card. Walmart To Walmart , Zelle , PayPal friends and family option, or mentions Cameroon
