Hey,
What's going on? Thanks for replying to the ad. I'll give you some details about the place and let you know what is going on.
First off, it is available. I have been talking with someone for a day or so. He seemed very friendly and highly interested in renting out the unit. However, he had some bad marks on his credit profile, so I was unable to comfortably lease him the unit. Since you're the next one who replied, I'm giving you the first opportunity to take a look at the place and decide if you want to lease it.
As we said in the said, the utilities are covered in the rent. You are responsible for the entertainment type stuff like internet, cable, dish, etc. if you want these. There are hookups for all of these available. As you know, pets are also allowed. Just please let me know what kind and how many you plan to have with you so that I can keep that for our records. And finally as the pictures suggest, everything is clean and ready for an immediate move in once our former tenants are fully moved out.
Let me tell you that the place is beautiful. It is our policy, though, to not give out the specific address while our old tenants are still in the process of moving out. We've had some bad experiences in the past with such a thing. It's only fair to our tenants of almost three years. Again, you'll adore the unit, most people do.
If after looking at the pictures and deciding if this is the right place for you, then please schedule an appointment with me to take a look at the place. Before you do, please make sure that you have the following two things ready in hard copy: credit report and rental history. It only costs a few dollars and I will give you the link below. We use your report to determine the amount of the security deposit and we waive the deposit for scores above a certain threshold (around 700 or around there). We also use this information to find responsible tenants. We do everything in our power to build a friendly relationship with our tenants to make sure everything goes smoothly during your term. So, here's the url:

Please make sure that you bring both to the tour. And let me know when it is most convenient for you to meet in the next few days. I am typically available between 9 AM till 1 PM and again from 6 PM till 9 PM for those who need to meet after work.
Finally, remember that the rental term is negotiable, so please let me know what works for you. Thanks and I look forward to meeting you!
Regards,
Beth Herald
The link that you are asked to click is possibly a phishing site in which your personal details are harvested for identity theft.
Sometimes these links go to an actual credit report company that pays the scammer a small amount for your custom.
After visiting the site and replying to this person, the scam begins.
This person then asks for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment either to him, your friend or a family member.
Sounds safe. It's not!
At other times, this person asks for a deposit payment via Western Union or Moneygram with the promise that they will send the keys through a courier company.
In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.
All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
